    Position: Senior Estimator Location: Dallas, TX

    Description: The Senior Estimator is considered an integral part of the preconstruction process by providing exceptional customer service as well as meeting internal goals and managing budget risk and profitability. They are responsible for independently producing conceptual budgets, hard bid estimates, and leading the estimators assigned to the preconstruction effort.

    SSENTIAL FUNCTIONS

    The Senior Estimator is to independently perform the following:

    Prepare full estimates and analysis with provided levels and schedule.

    Independently coordinates the design team meeting.

    Manage and coordinate the Go – No Go bid effort and communicate to staff any action items.

    Conduct strategy meetings and coordinate the RFP effort.

    Mentor and train the estimating staff.

    Assigns responsibilities for estimating team members on each project and sets expectations for turnaround time & quality.

    Prepare conceptual budgets utilizing historical data and current market costs.

    Prepare construction cost estimates with quantity take-offs and unit pricing.

    Evaluate and level subcontractor bid proposals.

    Prepare scope documents per trade and include scope and project-specific information.

    Conduct site walk-throughs and site evaluations of existing conditions.

    Manage subcontractor relationships for specific bids and projects.

    Assist contractors to confirm scope by reviewing plans and specifications.

    Conduct interviews with subcontractors as part of project leveling and scoping.

    Contact manufacturers to confirm product specification clarity prior to advising the PM team for RFI.

    Manage project documents during leveling and procurement.

    Prepare post-bid subcontractor scope packages for review and buy-out by Operations.

    Actively participates in industry, client, and community relations to enhance company image.

    Participates in periodic reviews and tours projects as appropriate to collaborate with on-site construction staff.

    Performs other position appropriate duties as required in a competent, professional, and courteous manner.

    KNOWLEDGE, SKILLS & ABILITIES

    Strong customer service skills needed to build and maintain relationships with end-user.

    Expanded knowledge of labor and material costs, ability to read, interpret and make quantity take–offs from drawings and specifications.

    Expanded knowledge of construction procedures.

    Ability to multi-task and manage multiple projects simultaneously in an accurate and timely manner

    Effective oral and written communication skills

    Strong attention to detail required.

    Ability to manage and prioritize work tasks in a demanding and time-critical environment.

    Ability to work in a team environment.

    Ability to problem-solve and manage conflict resolution while maintaining confidentiality.

    Developing presentation skills for both internal and external stakeholders.

    MINIMUM REQUIREMENTS

    Required skills needed but not limited to the following:

    Bachelor's degree (BA/BS) from a four-year college or university in construction management, engineering, or related field.

    7+ years of experience in pre-construction, estimating, or related field.

    Thorough experience with conceptual, design-build, and structure estimating.

    Thorough knowledge of the industry and different building systems with the ability to advise clients or procure appropriate consultant input on MEP Design and LEED Certification.

    Strong computer and technical skills with ability to adapt to new estimating software and technology.

    Excellent interpersonal skills with the ability to build successful and lasting relationships with team members, architects, owners, subcontractors, and municipalities.

    The employee must be able to lift and/or carry over 50 pounds on a periodic basis and be able to push/pull over 50 pounds on a periodic basis.

    The employee must be able to stand and/or walk at least eight hours per day.

    The employee must be able to work and adapt to outside temperature fluctuations such as the heat of the summer and the cold of the winter months.
