Global real estate investment firm is seeking a highly analytical and detail-oriented Senior Financial Analyst at their offices in New York; Midtown. This role will play a critical part in driving strategic financial planning and analysis across the real estate portfolio. The ideal candidate will have a strong background in financial modeling, forecasting, and reporting, with experience in the real estate sector.
Responsibilities:
Analyze property-level and portfolio-wide financial performance, including revenue trends, operating expenses, and capital expenditures to identify opportunities for cost savings and value creation.
Prepare and present monthly and quarterly financial reports for senior management, including dashboards and key performance indicators (KPIs).
Support the month-end close by reviewing property financials, investigating variances, and ensuring accurate and timely reporting of the income statement, balance sheet, and cash flow statement.
Lead the preparation of annual budgets, reforecasts, and variance analyses, ensuring alignment with corporate objectives and market dynamics.
Manage daily cash flow monitoring and short-term liquidity planning to support property operations and capital projects.
Develop and update cash flow projections for existing assets and development projects, identifying potential shortfalls and proposing mitigation strategies.
Evaluate potential acquisitions, dispositions, and development opportunities by preparing detailed financial models, IRR/ROI analysis, and scenario planning.
Partner with internal teams (Asset Management, Property Management, Development) and external stakeholders (banks, auditors, consultants) to support financial reporting and strategic initiatives.
Continuously enhance internal controls, reporting processes, and financial systems to improve efficiency and data integrity.
Support ad hoc financial analysis and strategic projects as required by executive leadership.
Qualifications:
Bachelor’s degree in Finance, Accounting, Economics, or related field; CPA, CFA, or MBA preferred.
5+ years of financial analysis experience, ideally within real estate, property management, or REITs.
Proven expertise in budgeting, forecasting, variance analysis, and financial modeling.
Proficiency in financial systems such as Yardi, MRI, Argus, QuickBooks, or similar real estate platforms.
Advanced Excel skills; experience with data visualization tools (e.g., Tableau, Power BI) is a plus.
Excellent communication skills, with the ability to translate complex financial data into actionable insights for non-financial stakeholders.
Strong organizational skills and the ability to work independently in a fast-paced, dynamic environment.
