Job Summary
The Director of Leasing is responsible for managing the full leasing process while delivering outstanding customer service across the company. This role involves overseeing lease transactions, implementing marketing initiatives, and preparing presentations to support leasing operations. This is a high-visibility role with responsibilities that may expand beyond the core functions listed.
Essential Job Functions
Manage the full leasing cycle, including negotiations, expansions, renewals, subleases, relocations, and terminations.
Build and maintain strong relationships with current and prospective customers.
Establish and maintain quality partnerships with brokers and internal/external stakeholders.
Develop a deep understanding of customer needs, industry trends, and space requirements.
Serve as a subject matter expert on rental rates, availability, and market conditions.
Draft, review, and refine real estate documents with a focus on accuracy and professionalism.
Attend networking events and industry functions (1–2 evening events/month).
Create marketing materials and branded documents to promote the company’s visibility.
Promote available spaces via email campaigns, CoStar, LoopNet, and direct outreach.
Collaborate with the Customer Relations (CR) team on customer engagement programs.
Coordinate and support broker and client events alongside the CR team.
Help evaluate and improve the Raritan Center Business Park Amenities program.
Participate in the Marketing Space Curb Appeal Program with Property Maintenance and CR teams.
Work with Operations to “Federalize” spaces and maintain "Best in Class" standards.
Partner with the Selection Committee for documentation and approvals.
Track paperwork and process broker commissions and distributions.
Maintain accurate leasing and property information on the company website.
Engage in company and team goal-setting and performance tracking initiatives.
Qualifications
Bachelor’s degree in Business, Marketing, or a related field (preferred).
Minimum of 10 years of experience in industrial leasing, with strong negotiation and contract skills.
On-site availability Monday–Friday, 8:00 AM–5:00 PM (with a one-hour lunch break).
Willingness to attend after-hours industry events.

Skills
Deep knowledge of commercial real estate trends, supply/demand, vacancy rates, and valuation.
Familiarity with lease financial metrics (e.g., net effective rent, NPV, IRR).
Strong problem-solving and decision-making skills.
Understanding of construction processes and tenant improvements.
Skilled negotiator with persuasive influence.
Proficient in Microsoft Word, Excel, and PowerPoint.
Self-motivated and capable of delivering effective presentations.
Excellent communication skills—verbal, written, and interpersonal.
