    Position Overview The Senior Preconstruction Manager is a strategic leader responsible for managing complex commercial construction pursuits and delivering high-impact preconstruction services. This role leads estimating teams, develops preconstruction strategies, oversees budgeting and risk management, and partners with executives, clients, and business development teams to secure new projects. The position ensures cost certainty, constructability, and a seamless transition from preconstruction to operations.

    Key Responsibilities & Measures of Success

    Strategic Leadership: Lead preconstruction strategy for large, complex, and high-profile commercial projects.

    Team Management: Manage, mentor, and oversee estimators and preconstruction team members.

    Business Pursuit: Partner with business development and leadership on pursuit strategies, interviews, and client engagement.

    Estimating & Budgeting: Direct conceptual budgeting, estimating, and Guaranteed Maximum Price (GMP) development.

    Procurement: Develop trade partner strategies, procurement plans, and buyout sequencing.

    Constructability & Logistics: Coordinate constructability reviews, logistics planning, project scheduling, and phasing strategies.

    Value Engineering: Facilitate value engineering, scope alignment, and cost risk mitigation initiatives.

    Risk Management: Develop and maintain risk logs, contingency plans, and market condition assessments.

    Stakeholder Presentation: Present estimates, budgets, and recommendations to owners, architects, and executive leadership.

    Proposals & Handoff: Oversee proposal development, pricing narratives, and bid documentation. Ensure a smooth project handoff to operations with complete buyout plans, bid tabs, scope sheets, and cost breakdowns.

    Process Improvement: Drive continuous improvement of preconstruction standards, tools, templates, and processes.

    Qualifications & Attributes

    10+ years of commercial construction experience in preconstruction, estimating, or project management.

    Proven leadership experience managing estimating or preconstruction teams.

    Strong understanding of labor and material market trends and subcontractor availability.

    Expertise in conceptual estimating and cost planning throughout design phases.

    Bachelor's Degree in Construction Management, Engineering, Architecture, or related field preferred.

    Experience with negotiated projects, CMAR, Design-Build, or design-assist delivery methods preferred.

    Excellent leadership, communication, presentation, and client relationship skills.

    Ability to manage multiple pursuits, deadlines, and stakeholder groups simultaneously.
