The Role: Lead Complex Industrial Projects
Orr Partners is seeking a seasoned Senior Project Manager to command a 2-year, $100 million industrial construction project in the Tallahassee, FL, area. This is a leadership role for an expert in industrial, manufacturing, or logistics facilities. The follow-up to this project will be a manufacturing facility for a major PJ manufacturer in the region.
We are looking for a professional who thrives on the complexity of large-scale industrial builds—from ground-up manufacturing plants and distribution centers to complex retrofits. As the Owner's Representative, you will be the single point of accountability, driving projects from pre-construction and design through commissioning and closeout, ensuring our client's vision is executed on time and within budget.
Responsibilities
As the senior-most project lead, you will:
Provide Executive Leadership: Command the entire project team —including general contractors, architects, engineers, and specialty vendors —motivating all parties to meet project milestones.
Own Project Financials: Develop, manage, and hold full accountability for the master project budget, cost controls, change order management, and financial reporting.
Drive the Master Schedule: Mastermind and drive the overall project schedule, rigorously identifying the critical path, anticipating risks, and implementing mitigation strategies for complex industrial timelines.
Manage Complex Procurement: Direct and manage all procurement, buy-out, and contracting processes for major equipment and construction services, negotiating favorable terms for the client.
Serve as the Client's Advocate: Act as the primary liaison, providing executive-level reports on progress, financials, risks, and key decisions.
Oversee Industrial Site & Systems: Provide expert oversight of industrial-specific elements, including site logistics, heavy equipment foundations, complex MEP systems, process piping, and building control systems.
Enforce Safety & Quality: Champion a culture of safety, ensuring stringent adherence to all OSHA and site-specific protocols, and implement rigorous quality control programs.
Mentor Project Teams: Guide and mentor junior project managers and support staff, fostering a culture of excellence and professional growth.
Requirements: The Ideal Candidate
Degree: Bachelor’s in Construction Management, Engineering (Civil, Mechanical, or Industrial), Architecture, or a related field.
Experience: A minimum of 8-10+ years of progressive project management experience.
Core Expertise: A proven portfolio of large-scale industrial construction projects (e.g., manufacturing, distribution centers, logistics facilities, data centers, or processing plants). Experience managing projects valued at $50M+ is highly desired.
Technical Acumen: Deep understanding of industrial construction means and methods, including site work, structural steel, and complex MEP/process systems.
Background: Must have experience working for a General Contractor, design-build firm, or in an Owner's Representative capacity focused on industrial builds.
Leadership: Demonstrable experience in managing people, leading negotiations, and resolving complex project disputes.
Skills: Expertise in construction management software (e.g., Procore, P6) and financial cost-tracking.
Location: Must be able to work from the Jacksonville, FL, area and travel to project sites.
Preferred Qualifications (It’s a Plus)
PMP (Project Management Professional)® certification.
OSHA 30 certification.
LEED, WELL, or other relevant professional accreditation.
Experience in pre-construction, estimating, and design-build procurement.
