Senior Project Manager - Residential Rehabs & Flipping We are seeking a Senior Project Manager to oversee all aspects of our residential renovation projects from the day we put it under contract to buy to the day we sell it. • If you need a manual or a manager to tell you what to do, this isn't for you. • If you need me to visit the job site every day to keep you motivated, this isn't for you. We are looking for an owner-mindset. This role is highly hands-on and requires strong leadership, disciplined cost control, and the ability to manage multiple projects concurrently using Monday.com. The ideal candidate is a proactive self-starter who is comfortable holding contractors accountable while maintaining positive, long-term working relationships. What a Normal Day Looks Like: • Morning Huddle: Phone check-ins and texts with contractors to confirm daily plans and troubleshoot immediate issues. • Site Visits: Driving to relevant projects to check quality, solve problems, or meet prospective contractors for bids. • Office/Admin: Writing scopes of work, organizing bids, and updating project tracking in Monday.com. • Strategy: Weekly meetings with the owner and team to adjust schedules and reprioritize the next 3 weeks of production. You will be the primary point of contact, vetting new talent, scheduling trades, coordinating everyone all the time, negotiating prices, and enforcing quality control. • Project Management: Manage multiple flips simultaneously. Create detailed schedules, dependencies, and tasks in Monday.com to ensure projects are listing-ready by target dates. • Cost Control: Manage project budgets, negotiate bids, and approve invoices. You must identify overruns early and balance cost efficiency with resale value. • Quality Control: Perform regular on-site inspections to verify quality and code compliance. You will identify deficiencies, run punch-lists, and ensure the "finished product" meets market expectations. • Communication: Act as the central hub between ownership, the internal team, and all our vendors and contractors. Qualifications: • Experience: 5+ years managing residential renovation/construction projects, or relevant experience in trades/property management. • Tech Savvy: Must be comfortable using project management software (Monday.com preferred), Google Workspace, and tech in general. • Construction Knowledge: Strong understanding of residential trades, sequencing, and code - and most of all - what quality looks like, but also when "good-enough" is enough. • Language Skills: Ability to communicate with Spanish-speaking crews is highly preferred (either bilingual or proficient and comfortable in using translation technology to bridge gaps). • License: Valid driver’s license and reliable transportation are required. Compensation: $70,000 - $90,000 yearly
