  • Responsibilities

    The Senior Property Manager is responsible for protecting, maintaining, and enhancing the value of MRA-owned and/or managed real estate to maximize financial performance, ensure tenant satisfaction, and uphold the reputation of the property and ownership. This role oversees all operational aspects of assigned properties, including budgeting, vendor and facilities management, and tenant relations. The Property Manager acts as the primary liaison between ownership, tenants, and the public. Responsibilities: • Oversee daily building operations, including maintenance, safety, security, janitorial, landscaping, and snow removal. • Manage service contracts and vendors, ensuring quality and cost-effectiveness. • Conduct regular property inspections and implement preventative maintenance programs. • Ensure compliance with local regulations, safety standards, and company policies. • Prepare and manage annual operating and capital budgets in alignment with ownership goals. • Review CAM reconciliations and tenant operating expense resets in coordination with accounting. • Coordinate the collection of rent in accordance with lease obligations. • Foster positive tenant relationships by addressing service requests, concerns, and obligations promptly. • Conduct regular tenant meetings or check-ins to build rapport and proactively address concerns. • Prepare reports for ownership as required, including variance analysis, occupancy, and capital project updates. • Coordinate tenants’ move-ins, buildouts, and improvement projects as needed. • Solicit bids, select contractors, and supervise capital improvement and tenant improvement projects. • Maintain records of building systems, warranties, and condition assessments for HVAC, roofing, and other critical systems. • Develop long-term planning for capital replacement and improvements. • Collaborate with internal and external teams, including leasing, legal, accounting, and construction, to ensure alignment and efficiency. • Monitor lease expirations and support lease renewal processes in collaboration with the advisory team. • Supervise on-site staff (if applicable) and support team development. Qualifications: • Pennsylvania Real Estate License (required). • Bachelor’s degree or equivalent experience in business, real estate, or related field. • 5-10 years of experience in commercial property management. • Industry certifications (CPM, CSM, or RPA) preferred. • Strong financial acumen and experience with property management software (e.g., Yardi, MRI). • Excellent communication, organizational, and problem-solving skills • Ability to respond to emergency situations, including occasional evening/weekend availability.
