    Tesoro Group is seeking and experienced Property Manager to join one of our long-term clients team at (2) of their supportive housing communities in St. Paul, MN (55101). The ideal candidate will have at least 3-5 years’ experience in Property Management within affordable and supportive housing, have experience with full cycle leasing and managing section 8, section 42 and tax credit properties. This role is contract to hire (90 days before conversion).

    Schedule: Monday - Friday 8:30am- 5:30pm

    Pay: $32-$34/hour DOQ. This role is contract to hire (90 days before conversion).

    Job Duties and Responsibilities:

    • Achieve and maintain property occupancy goals in alignment with organizational and budgetary targets.
    • Ensure marketing practices align with affirmative fair housing requirements and organizational standards.
    • Collaborate with the Marketing Department and external marketing/advertising partners to support leasing efforts.
    • Collecting rent and other property fees from tenants and individual owners
    • Paying property expenses, including taxes, mortgages, payroll, insurance premiums and maintenance costs
    • Reporting the property’s financial status, occupancy, and expiring leases to property owners
    • Meeting potential tenants, showing them the property, and assessing their applications in accordance with anti-discrimination laws
    • Leasing and compliance duties within affordable housing communities and fair housing rules.
    • Advertising vacant properties and hiring a leasing agent to find tenants as needed.
    • Inspecting properties and arranging for repairs and new materials as required
    • Arranging contracts for maintenance, trash removal, landscaping, security, and other ongoing services and managing disputes with these service providers where appropriate
    • Investigating and resolving property complaints and rental violations
    • Complete and analyze market surveys.

    Position Requirements:

    • 3 years’ experience in property management –affordable and supportive housing experience is required.
    • Experience with full cycle leasing and managing section 8, section 42 and tax credit properties.
    • Knowledge of government subsidy programs.
    • Knowledge of fair housing rules and regulations.
    • Working knowledge of Microsoft Office Suite, Outlook, and Excel.
    • Be able to successfully complete a Kari Koskinen background check before employment.
