    Description

    A well-established New Jersey-based property investment and self-property management firm specializing in retail properties is seeking an experienced Senior Property Service Manager to oversee maintenance operations and service delivery across our growing retail portfolio

    The Senior Service Manager will lead all aspects of property maintenance, vendor coordination, capital improvement execution, and tenant service response for a portfolio of retail centers throughout New Jersey. This leadership role requires strong operational expertise, budget oversight, and hands-on knowledge of commercial building systems.

    Responsibilities

    Oversee daily maintenance operations across multiple retail properties

    Supervise in-house maintenance staff and third-party contractors

    Implement and manage preventative maintenance programs

    Coordinate and ensure timely resolution of tenant service requests

    Oversee capital improvement and renovation projects

    Develop and manage annual maintenance budgets

    Ensure compliance with local, state, and federal safety regulations

    Maintain vendor relationships and negotiate service contracts

    Conduct regular property inspections and prepare operational reports

    Qualifications

    7+ years of commercial and residential property maintenance experience

    3+ years in a supervisory or management role

    Strong working knowledge of HVAC, electrical, plumbing, roofing, and general building systems

    Experience managing budgets and capital projects

    Familiarity with New Jersey building codes and safety regulations

    Excellent communication and tenant service skills

    Valid driver’s license with ability to travel between properties

    Requirements and Certifications

    EPA Universal Certification

    OSHA 10 or OSHA 30 Certification

    Technical certifications in HVAC, electrical, or related trades preferred
