We’re currently seeking Senior Maintenance Technicians to join our high-performing Turn Team. Position Summary
As a Senior Technician, you will lead the preparation of vacant rental units for move-in by performing repairs, maintenance, and detailed cleaning. Your role ensures that all units meet our quality standards, minimizing vacancy time and maximizing resident satisfaction. You’ll also support routine maintenance, inspections, and emergency repairs across properties.
Key Responsibilities
Turnovers & General Maintenance
Perform apartment make-readies including patching drywall, painting, caulking, and general carpentry.
Repair or replace fixtures (lighting, plumbing, doors, cabinets, and appliances).
Ensure HVAC systems, plumbing, and electrical systems are functioning before move-in.
Address pest control issues with the property management team.
Replace flooring, tiles, and carpets as needed.
Painting & Detailing
Prep and paint walls, ceilings, doors, and trim to meet ODUrent quality standards.
Clean and detail units thoroughly, removing all debris before new tenants arrive.
Preventative Maintenance & Inspections
Conduct monthly preventative maintenance and property inspections.
Identify and resolve maintenance issues proactively.
Record all work accurately in company software systems.
Leadership & Innovation
Recommend improvements to maintenance processes and procedures.
Participate in company-provided training and skill-building programs.
Contribute ideas for efficiency and innovation in property upkeep.
Team Collaboration
Communicate effectively with Turn Managers and other technicians.
Support team goals and assist others during high-volume turnover periods.
Be available for scheduled on-call rotations (typically 1 week per month).
Qualifications
Experience: 5+ years in property maintenance, apartment turnovers, or a related field.
Skills:
Proficiency in HVAC, electrical, plumbing, framing, tiling, and carpentry.
Strong painting, drywall, and finishing skills.
Excellent problem-solving, organization, and time-management.
Competency with basic maintenance software.
Strong interpersonal and customer service abilities.
Requirements:
Valid driver's license and reliable transportation.
Must own and use basic tools including drill, hammer, tape measure, adjustable wrench, crowbar, electrical tester, socket set, etc.
Ability to lift up to 50 lbs (occasionally up to 100 lbs with assistance).
Able to stand, bend, crouch, kneel, and climb ladders for extended periods.
Comfortable working in confined spaces and outdoor conditions year-round.
Compensation & Benefits
Starting Pay: $25.00/hr+ (based on experience and skill set)
