Crown Universal is a dynamic and growing real estate investment firm specializing in international transactions. With an expanding portfolio of global real estate deals, we are committed to ensuring seamless documentation, compliance, and operational efficiency. As our projects extend into the Balkans and other regions, we are seeking a Serbian-Speaking Document Specialist to support and manage critical documentation for international real estate transactions.
This role will be instrumental in handling and organizing key documents, ensuring compliance with legal and regulatory requirements, and facilitating communication between various stakeholders across multiple countries. If you have experience in document management, real estate transactions, or international business and have fluency (or a basic working knowledge) in Serbian, Croatian, or Bosnian , we’d love to hear from you.
Key Responsibilities
✅ Document Management & Compliance
- Organize, review, and process legal and financial documents related to international real estate transactions.
- Ensure all documentation adheres to local and international compliance standards (e.g., contracts, property deeds, due diligence reports, loan agreements, escrow documents).
- Assist in notarization, certification, and translation of key documents when necessary.
✅ Translation & Language Support
- Review and interpret documents written in Serbian, Croatian, or Bosnian, ensuring accurate understanding and communication.
- Assist in translating contracts, legal notices, and financial records for internal teams and external partners.
- Serve as a liaison between legal teams, brokers, and international stakeholders who may have limited English proficiency.
✅ Real Estate & Transaction Coordination
- Work closely with real estate attorneys, title companies, and brokers to facilitate smooth cross-border transactions.
- Track deadlines, ensure timely submissions, and maintain accurate records for all real estate projects.
- Monitor escrow and closing procedures, ensuring all necessary paperwork is completed and filed correctly.
✅ Database & File Organization
- Maintain a secure and efficient document repository, ensuring version control and accessibility for key stakeholders.
- Implement document retention policies and best practices to safeguard sensitive real estate and financial records.
- Utilize document management software (e.g., SharePoint, Google Drive, DocuSign, or other platforms) to streamline workflow.
✅ Research & Due Diligence
- Conduct background research on properties, ownership records, zoning regulations, and legal risks.
- Support risk assessment by reviewing local property laws, contracts, and business requirements in Serbian-speaking countries.
- Assist in compiling reports for investment teams and executive leadership.
✅ Collaboration & Communication
- Work cross-functionally with legal, finance, real estate development, and investment teams to ensure documentation accuracy.
- Communicate effectively with international partners, including brokers, attorneys, government agencies, and real estate developers.
- Provide support during meetings with Serbian-speaking clients or regulatory bodies.
Qualifications & Skills
Language Proficiency :
- Fluent or Intermediate Serbian, Croatian, or Bosnian (reading and writing).
- Strong command of professional business and legal terminology is preferred.
Education & Experience:
- Bachelor’s degree in Business Administration, Law, International Relations, Real Estate, or a related field (preferred but not required).
- 2+ years of experience in document management, legal support, real estate transactions, or international business.
- Experience with international real estate, title processing, or contract review is a plus.
Technical & Organizational Skills:
- Proficiency in Microsoft Office (Word, Excel, Outlook, PowerPoint) and document processing tools.
- Familiarity with document management systems (SharePoint, Google Drive, DocuSign, Adobe Acrobat Pro).
- Ability to organize large volumes of paperwork, contracts, and financial statements.
Soft Skills & Attributes:
- Exceptional attention to detail and ability to spot inconsistencies in legal and financial documents.
- Strong problem-solving skills , particularly in navigating international regulations and compliance requirements.
- Ability to work independently and collaboratively with international teams.
- Interest in real estate, investment, and global markets is a plus.
