Position Summary
The Service Technician is responsible for completing maintenance service requests, supporting preventative maintenance programs, assisting with make-ready turns, and helping ensure all building systems and community areas are maintained to a high standard.
This role requires strong maintenance skills, attention to detail, and a customer-service mindset to support a luxury high-rise environment. The Service Technician works closely with onsite leadership, the Building Engineer, and the maintenance team to provide a consistent and elevated resident experience.
Key Responsibilities
Maintenance & Service Requests
Complete service requests promptly and professionally, maintaining a high standard of quality and resident experience
Perform general maintenance repairs including plumbing, electrical, HVAC, appliance, hardware, drywall, paint, and minor carpentry repairs
Troubleshoot maintenance issues and escalate complex building system concerns to the Building Engineer or onsite leadership as needed
Assist with make-ready turns to ensure apartments are completed on schedule and meet community standards
Perform routine inspections of mechanical rooms, equipment, and common areas to identify and address issues early
Execute preventative maintenance programs to reduce downtime and extend equipment life
Maintain accurate service logs, equipment records, and compliance documentation
Support fire and life safety systems, including inspections, testing, and documentation
Assist with system testing, commissioning, and ongoing performance optimization
Coordinate and oversee vendors and contractors, ensuring work meets quality and safety standards
Support capital projects, system upgrades, and ongoing building improvements
Manage inventory and ordering of maintenance supplies
Ensure compliance with OSHA, EPA, and all applicable local and state regulations
Maintain a clean, organized, and safe work environment
Work closely with onsite leadership to prioritize service requests and operational needs
Provide professional and courteous service to residents, prospects, vendors, and team members
Participate in an on-call rotation for after-hours maintenance and emergencies
Qualifications
2+ years of experience in multifamily maintenance preferred
High-rise, lease-up, or luxury multifamily experience is a plus
Working knowledge of HVAC, electrical, plumbing, appliances, and general maintenance repairs
EPA certification required or ability to obtain within 90 days
CPO or additional certifications preferred
High school diploma or equivalent required
Bilingual English/Spanish is a plus
Trade school or technical training preferred
Valid driver’s license required

Ability to walk, climb, lift, and access all areas of a high-rise building
Ability to lift up to 50 lbs independently and heavier with assistance
Comfortable working in mechanical rooms, rooftops, confined spaces, and varying weather conditions
