    Maintenance Technician Sherwood Village POA - Irving, TX $15 - $17 an hour Summary/Objective An on-site office is located within Sherwood Village. A mobile home park Maintenance Technician has a wide variety of duties related to the park, its shareholders, and potential shareholders. The mobile home park Maintenance Technicians daily tasks may consist of dealing with shareholder issues, coordinating and /or handling all reported problems within the community. Maintain an efficient and professional operation and upkeep of the property and all office; maintenance building and grounds in a supportive role. The Maintenance Technician will engage with the board of directors when applicable to resolve difficult issues or emergencies. The mobile home park Maintenance Technician must provide outstanding customer service to the shareholders to ensure strong client relations. This position reports directly to the President of the Board/ Managing Director. Essential Functions The following but not limited to the job specification contained herein additional duties or job functions can be performed safely may be required or deemed necessary by the President of the Board/Managing Director. To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required. Work involves moderate to heavy work in all types of weather. There is frequent need to stand, stoop, walk, lift heavy objects (up to 50 pounds) and perform other similar actions during the course of the workday. DUTIES & RESPONSIBILITIES (the following but not limited to) * Maintain the storage compound in a safe and organized manner * Order supplies, tools and equipment * Follow safety precautions and be aware of and operate within OSHA (Occupational Safety & Health Act) standards and company safety policies at all times. * Complete all work in a timely manner, without sacrificing quality. * Maintain professional behavior which does not interfere with the individual's work or the quality of life for the Shareholders. * Maintain community assets including grounds, buildings, equipment, and pools. etc. * Repair or maintenance of sewer or water lines. * Respond to emergency calls as directed by Property/Office Manager or Managing Director. * Responsible for the care, maintenance and inventory of all supplies and equipment owned by the property. * Responsible for cleaning work area, tools and equipment. * Sweeps, mops and vacuums on regular basis the offices, clubhouse, and meeting room. * Responsible for thorough knowledge of by Laws and property policies. * Empties wastebaskets in office, club house and meeting rooms. * Performs preventive building maintenance duties, windows and doors, repairs and replaces broken windows, replaces light bulbs and florescent tubing of office, and clubhouse as needed. * Maintain inventory and submit written request for supplies; test and evaluate new supplies and equipment. * Perform preventative maintenance in and around facilities and Mobile Home Park, includes maintaining a tidy appearance in the mobile home park locations, such as the office lobby, clubhouse, maintenance building and or recreational areas. Also sweeping, picking up trash and leaves around vacant shares or in the streets around the park. * Grounds keeping also includes mowing grass, pulling weeds, trimming and pruning trees and shrubs, watering lawns and plants, replacing light bulbs along pathways and parking areas. * Painting interior and exterior walls, trim and any area as needed touchup or painting. KNOWLEDGE, SKILLS AND ABILITIES: * Knowledge of trades related to building maintenance and repair. * Knowledge of air condition maintenance and filters. * Knowledge of a variety of building maintenance procedures and techniques. * Knowledge of machinery, equipment, and tools necessary for the maintenance and repair buildings.

    • Knowledge of occupational hazards and safety precautions. * Skills in following safety practices and recognizing hazards. * Skills in using hand and power tools. MINIMUM QUALIFICATIONS * High School diploma or GED and one (1) year building maintenance experience, or any equivalent combination of training and experience. A valid drivers license is required * Use hands, including fingers to handle or feel objects, tools or controls which may be of a repetitive motion. * Reach with arms and hands. * Effectively communicate with Board Members/Directors, Property/Office Manager, and Shareholders. * Vision abilities include close and distance vision and the ability to adjust focus. * Good written and verbal communication skills, both written and oral, must understand and speak English and Spanish is essential. * Ability to make decisions with thorough understanding of the parks rules and regulations, by laws, policies and business practices to achieve general results and deadlines * Ability to establish and maintain effective working relationships with Shareholders.
