    Coolbnbs is a growing short-term rental management company based in Charlotte that serves several markets, including Banner Elk/Beech Mountain, Ocean Isle Beach, Oak Island, Raleigh, and Savannah, GA, and proudly manages over 35 high-end vacation homes across the portfolio. Our mission is simple: deliver unforgettable guest experiences through impeccably maintained, welcoming properties that exceed expectations. We're seeking a proactive Maintenance Manager to play a key role in keeping our portfolio in pristine condition as we continue to expand. This position reports directly to the owners and management team. This role offers 20–35 hours per week to start, with the potential for increased hours and a larger role as our portfolio grows. Responsibilities: • Conduct thorough property walkthroughs and inspections to identify maintenance needs with precision and urgency. • Coordinate and schedule all repairs—handling minor hands-on fixes yourself while efficiently outsourcing specialized work to trusted external vendors and leveraging our internal team for support. • Maintain clear, organized schedules and follow-ups to ensure work is completed on time, on budget, and to high standards. • Respond promptly to maintenance requests from guests, cleaners, and management to minimize downtime between bookings. • Build and manage relationships with reliable contractors, vendors, and suppliers across our markets. • Track maintenance history, warranties, and preventive schedules to proactively protect property condition and value. • Contribute ideas for process improvements as the portfolio grows. Qualifications: • Demonstrated experience scheduling and coordinating construction, home repairs, or property maintenance projects (required). • Hands-on repair & maintenance skills for basic tasks (minor plumbing, painting, punchwork, landscape, etc.) preferred. • Strong organizational and communication skills with a detail-oriented approach. • Comfortable working independently while collaborating closely with owners and team members. • Reliable transportation and willingness to travel to properties in NC and GA as needed (mileage reimbursement). • Growth-oriented mindset—excited to start part-time and scale into a larger role. • Availability Monday–Friday, 9 AM–5 PM, with flexibility for occasional evening or weekend emergency calls. • Valid driver’s license and ability to pass a background check. Compensation: $23 - $30 hourly
