    About Us: Coolbnbs is a growing short-term rental management company based in Charlotte but covers the scenic Banner Elk, NC area, proudly managing 14 high-end vacation homes in the mountains, and with around 25 under management across the portfolio Our mission is to deliver exceptional guest experiences through well-maintained, welcoming properties. As we expand, we’re seeking a dedicated and career-oriented Maintenance Manager to join our team and help ensure our properties remain in top condition for our guests. Job Overview: We are looking for a skilled, proactive, and positive Maintenance Manager to oversee repairs, maintenance, and hot tub servicing for our 14 vacation homes in the Boone/Banner Elk area. You’ll handle hands-on repairs, coordinate and schedule with external vendors for specialized tasks, and ensure all maintenance is completed efficiently and to a high standard. This role offers 20–30 hours per week to start, with the potential for increased hours and a larger role as our portfolio grows. The ideal candidate is career-oriented, brings a growth mindset, and is excited about the opportunity to grow with a dynamic company. Responsibilities: • Perform routine maintenance and repairs (e.g., plumbing, electrical, carpentry, HVAC troubleshooting) across our 12-15 vacation homes in Boone/Banner Elk. • Service and maintain 5–6 hot tubs weekly, including water testing, chemical balancing, cleaning, and minor repairs. • Coordinate and schedule external vendors for repairs or maintenance tasks beyond your scope, ensuring timely completion and quality control. • Respond promptly to maintenance requests, prioritizing urgent issues to minimize guest impact. • Conduct property inspections to identify maintenance needs proactively. • Maintain accurate records of repairs, vendor interactions, and maintenance schedules. • Occasionally travel (with mileage reimbursement) to support emergency maintenance needs at our other properties in Charlotte or coastal NC. • Communicate effectively with our management team to ensure seamless operations and guest satisfaction. Qualifications: • Proven experience in general maintenance, including plumbing, electrical, carpentry, and/or HVAC repairs. • Experience servicing and maintaining hot tubs (preferred but not required; training provided if needed). • Must own a reliable vehicle and personal tools for performing repairs. • Ability to work independently, prioritize tasks, and problem-solve efficiently. • Positive attitude, strong work ethic, and a growth mindset with an interest in long-term career development. • Availability Monday–Friday, 9 AM–5 PM, with flexibility for occasional evening or weekend emergency calls. • Ideally reside within 1 hour of Banner Elk, NC / Boone, NC. • Comfortable traveling occasionally to Charlotte or coastal NC for emergency maintenance (mileage reimbursed). • Strong communication skills and a customer-focused approach to ensure guest satisfaction. • Valid driver’s license and ability to pass a background check. Compensation: $25 - $30 hourly
