    Job Description

    Sidewalk Management is comprised of a small team of dedicated individuals responsible for the administration, management, and finances of a well-established, family-owned and operated group of businesses in Venice; including a restaurant, a bookstore, and multiple commercial and residential real estate holdings.

    The Operations Manager, as an integral member of our team, will take responsibility for overseeing our outdoor retail sales (vending) and parking operations, will manage our insurance policies, will assist with IT, will liaison with service providers and suppliers, will collect and provide information to business partners, and will have various HR and other duties. The position also includes assisting senior executives with various projects relating to all enterprise- owned businesses and property holdings, as well as performing ad hoc duties in accordance with business needs.

    The successful candidate has a proven track record in the above or similar duties; and is a self- starter who will take initiative to identify areas for improvement of processes, as well as create, develop and implement new systems for superior efficiency and results. Possessing strong written and oral communication skills, you will work with business managers, owners, vendors and others on a daily basis. Enthusiastic about organizing and “getting things done,” you will thrive in a fast-paced environment, and will complete both scheduled tasks and special assignments on a timely basis.

    The position will report directly to the CEO and indirectly to the Managing Partner.

    RESPONSIBILITIES:  Manage tenant (vendor) relations and resolve vendor disputes  Respond to inquiries regarding vending space rental, and lease vacant spaces  Oversee parking lot operations, supervise parking attendants  Work with Maintenance Dept. subcontractors to maintain appearance and operability of vending/parking lots  Collect vendor rents and parking revenue, maintain vendor receivables in Appfolio software, coordinate with Accounting Dept.  Oversee parking lot rentals for Film companies  Work with insurance brokers to address all business and personal insurance needs  Work with insurance companies on claims that might arise, including workers comp  Manage health insurance compliance reporting  Assist with IT for office computers and technology  Maintain various internal spreadsheets and company data

     Collect and provide company information to bank, insurance companies, cpa, etc.  Liaison with waste disposal company, utility companies, etc. regarding their services for our properties  Assist with oversight of property improvements and upcoming renovation of vending structures  Identify areas for improvement and participate in implementation of new procedures and systems  Other responsibilities as assigned to meet company requirements and achieve company goals

    QUALIFICATIONS:  Bachelor’s degree or higher preferred. Those with extensive relevant work experience will be considered in lieu of degree completion.  Minimum of 3 years of relevant work experience  Highly professional oral and written communication skills  Possess compassion, tact, and a willingness to address tenant issues  Ability to multi-task with exceptional organizational and time management skills to meet deadlines in a fast-paced, collaborative work environment  Thorough knowledge of Microsoft Excel and Word, and the ability to produce professional-quality reports and documents  Extensive proficiency with computers and ability to learn and use new software with relative ease  Knowledge of Mac OS and Appfolio property management software a plus  Ability to commute to Venice Beach every day for work  Enjoy working both independently and within a small team  Dedicated individual with a passion for excellence

    WORKING CONDITIONS: Small open office environment with a casual and friendly atmosphere, located in the heart of Venice Beach. Salary commensurate with experience and abilities, plus a benefits package including health insurance, 401k with company matching contributions, vacation sick time, meal allowance and parking.
