    Job Description

    The Vice President of Real Estate Acquisitions is charged with sourcing and closing on multi-family real estate deals for the company. The VP of Real Estate Acquisitions should have a strong network of brokers and lenders and be able to bring new deals to the table, while also being familiar with all those in the market that SSRE currently has ties to.

    We are a private real estate company with a 12-month objective of growing from 500MM to 1Bn in assets. The right individual will be action-oriented and excels in a result-driven company.

    More specifically, the responsibilities will include:

    • Experience financing deals, including the use of limited partner money, mezzanine debt, and preferred equity.
    • A strong network of brokers and lenders in the desired markets.
    • Deal sourcing and screening.
    • Manage due diligence and closing processes.
    • Drafting, negotiating, executing, and implementing the Purchase and Sale Agreement and other transaction documents including leases, contracts, etc.
    • Maintain knowledge of portfolio operating performance.
    • Acquiring institutional-sized core and value add multi-family assets throughout Southern California through deep broker, capital partner, and ownership connections.
    • Candidate must be well seasoned and currently active in the Southern California Market.
    • Must know and have transacted with brokers FFC currently works with as well as brokers they have been looking to work with.
    • Candidate must have a track record in the past few years of closing the same properties they have been going after.
    • Candidate must also have the ability to acquire off-market deals and needs to show a list of transactions in the past 3 years that they were able to close off-market.
    • Assist in the Company’s goal of being able to acquire around 12-13 Institutional-sized properties per year, which could be anywhere between 1500 to 3000 units per year. Need someone who is currently doing this volume or more.

     

    QUALIFICATIONS

    The candidate must be an experienced and proven real estate operations executive who possesses:

    • A minimum of 10 years of progressively more responsible real estate acquisition experience, culminating in being the head of this department in their current organization.
    • A High School Diploma or GED or commensurate combination of education and work experience.
    • Intellectual curiosity and willingness to learn and achieve desired results.
    • Solid business acumen with excellent analytical and financial skills.
    • Highly entrepreneurial; ability to demonstrate resilience in initiative-taking to grow the business.
    • Ability to think creatively and develop inventive solutions to problems, while also knowing when to follow defined processes.
    • Technologically savvy and resourceful; embracing a systems-oriented approach.
    • High attention to detail and focuses on getting the job done.
    • Ability to adapt to various management styles and be amenable to constructive criticism.
    • Strong organizational skills and can effectively prioritize needs and shift focus to meet the changing demands of the role.
    • Aptitude to produce high output in a fast-paced environment; quick planning and adaptability, dealing with rapid change, and staying focused despite distractions.
    • Strong and precise verbal and written interpersonal communication skills.
    • Willingness to travel extensively to source and close deals
    • A high level of personal and professional maturity, judgment, and objectivity.

     

    COMPENSATION

    Base salary and incentives will be commensurate with experience and will include a base salary, short-term incentive, long-term incentive and appropriate executive perquisites.
