    The Maintenance Technician is responsible for assisting in maintaining the physical integrity & cleanliness of the building at all times. This involves ensuring a safe and secure environment for customers, clients, visitors, and the team. The technician actively participates in the cleanliness & maintenance of the physical condition of the entire building while promoting tenant satisfaction. Our Maintenance team is very customer service-driven, which creates a lasting influence on visitors, prospects, and tenants. Responsibilities: Key Responsibilities: • Assists in all aspects of property maintenance & janitorial, including regular maintenance tickets, preventative, corrective, deferred, and emergency maintenance • Respond promptly to emergency maintenance requests and participate in on-call rotation as scheduled by the manager • Perform service requests for tenants in a timely and efficient manner. Accurately maintain tenant service requests through RealPage/OneSite portal • Utilize the tablet system to clock in and out of maintenance requests • While completing maintenance requests within a unit, proactively inspect for preventative maintenance items such as slow/clogged sink and tub drains, leaks under sinks, malfunctioning or continuously running toilets, and the proper operation of smoke and carbon monoxide detectors • Responsible for the daily upkeep and cleanliness of building common areas and grounds. Pick up trash on grounds, breezeways, parking lots, recreational areas, trash enclosures, dog waste stations, and remove trash in buildings. Ensure the tenant dumpster area is tidy and all refuse is within the dumpster containers • Sweep and dust the stairwell and entrance areas. Ensure railings are free of dust, and there are no spills on the carpet. Scrub carpets as needed. Daily upkeep and cleanliness of the office, community room, lounge, and amenity areas • Perform ground maintenance and upkeep. Walk property daily to maximize curb appeal. Including picks up any trash/litter, pull weeds, and empty overflowing trash receptacles as needed. If the maintenance technician encounters any issues requiring management attention, promptly document by taking a picture with your tablet and escalate immediately • Perform make readies, including but not limited to basic maintenance repairs, painting, cleaning unit interiors, carpets, windows, appliances, removing trash or items left, clearing clogged drains, replacing toilets and light fixtures, replacing light bulbs, changing outlets/switches and covers, installing c02 and smoke alarms, installing blinds, replacing door hardware, etc. • Snow Removal and ice melt application • Complete preventative maintenance tasks to ensure buildings are operating safely and efficiently, as assigned by the manager. Diagnose and perform basic maintenance/repairs. A/C and heating, electrical and plumbing systems, water and sewer lines, stairs, gates, fences, patios, railings, roofing, gutters, tile, carpet, flooring, appliances, doors, cabinets, windows, hot water tanks, walls and ceilings, security system, tile, and other equipment as required • Inspect and report vandalism and common area damages • Assist in maintaining inventory of repaired equipment, supplies, and materials • Ensure all tools are put away safely in the maintenance storage areas Qualifications: • 2+ years of apartment maintenance experience • Professional painting experience and techniques • Working knowledge of plumbing, electrical, and HVAC systems • Valid driver's license and reliable transportation • Ability to lift 50+ lbs and work on ladders • Strong communication and customer service skills • Available for occasional weekend work and emergency calls Compensation: $41,600 - $52,000 yearly
