    Snap Fitness World Headquarters is searching for a Director of Real Estate to join our team.

    As Director of Real Estate, you will support the Director of Franchise Sales and Development with site sourcing and site selection for Snap Fitness retail locations. You will be directly responsible for assisting assigned franchisees and the franchisor in order to meet development schedules.

    Essential Functions:

    Manage the real estate process from site selection to lease execution for franchised locations throughout the United States and Canada.

    Source and qualify site opportunities by analyzing and validating demographic, zoning, cost and other pertinent market information within a territory to ensure compliance with Snap Fitness criteria as well as the quality of the sites.

    Have a strong understanding of the respective markets; retails trends, retails patterns, traffic flow, demographics, potential market shifts and identify future retails opportunities.

    Research and identify potential issues and risks associated with each site that can impact the deal and communicate recommendations to the internal team.

    Maintain and execute market development plans for franchise locations.

    Maintain site inventory.

    Review contracts for accurate representation of agreement, timelines, obligations, easements, entitlements, signage rights, earnest money and costs.

    Manage the real estate process and resolution of contractual issues through lease signing. Oversee all stages of franchisee approval (from applications and evaluation to contract signing and store opening).

    Manage the Franchise Site orientation, site submittal and lease execution.

    Manage and cultivate relationships with external brokers and real estate community.

    Continually keep abreast of market and industry trends, economics, governmental processes and legal parameters.

    Communicate regularly and effectively with project management team providing routine updates and proactively identify upcoming deadlines that affect the team.

    Work collaboratively with entire Franchise Development team to ensure pipeline management, LOI and lease reviews.

    Qualifications, Skills, and Abilities:

    Ability to meet deadlines and thrive in the competitive real estate environment while staying within Snap Fitness’s Corporate guidelines.

    Research, analytical, and critical thinking skills.

    Superior interpersonal skills.

    3-5 years of real estate site selection experience for a national franchise or retail developer with a proven and progressive track record.

    Self-started with ownership mentality and a strong sense of drive and an urgency to meet goals.

    Proficient in Windows and its applications.
