    PROJECT MANAGER – RESPONSIBILITIES AND JOB DESCRIPTION

     

    The Project Manager is responsible and accountable to redeem and maximize project gross profit on all assigned, booked projects.

     

    This is accomplished by timely and actively managing, supervising, planning, communicating, executing, completing, and successfully closing out of assigned projects.

     

    A Project Manager shall always act in TCM’s best interest and be considered an ambassador to our clients, industry professionals, and the community.

     

    TCM’S PROJECT MANAGER REPORT DIRECTLY TO TCM’S DIRECTOR OF OPERATIONS.

    MAJOR RESPONSIBILITIES include:

     

    • BUSINESS DEVELOPMENT
    1. Develop favorable relationships with clients and client’s agents.
    2. Provide qualified sales leads to TCM’s Business Development Sales and Marketing Department.
    3. Be effective at conveying TCM’s message with both written and verbal communication.
    4. Develop persuasive proposals to secure additional work.
    5. Attend project interviews and support the effort to gain additional project work.
    6. Assist in seeking out and securing non-competitive awards.

     

    • PERSONNEL ADMINISTRATION & MANAGEMENT
    1. Maintain a clear and commanding knowledge of TCM’s standards, policies, procedures, methods, and practices.
    2. Maintain effective positive working relationships with peers and among subordinates.
    3. Continue personal training and development. Transfer knowledge to other co-workers. Yearly training required.
    4. Identify individuals within TCM that may require specific training. Pass that information to the Operations Manager.
    5. With TCM’s Safety Professional ensure that all project personnel receive current and proper safety training.
    6. Effectively delegate duties to appropriate individuals while still maintaining accountability.
    7. Demand and enforce with our project crews that we are one company providing one service.
    8. Manage and direct daily jobsite foreman.
    9. Identify employees who exhibit high levels of performance and commitment at TCM to TCM’s Operation’s Manager.
    10. Identify employees outside of TCM who exhibit high levels of performance and may be a “good fit” within our organization to TCM’s Operation Manager.

     

    • CONTRACT COMPLIANCE
    1. Effectively monitor project work to insure TCM only does work included in the contract documents.
    2. Maintain accurate and objective records of changed conditions. Including posting drawings.
    3. Preserve claim rights.
    4. Responsible and accountable to assure that all fees, permits, insurance premiums and performance bonds premiums are properly accounted and paid on each assigned project.
    5. Insure contract compliance, accountability and direct daily management of subcontractors.
    6. Insure contract compliance, accountability and direct daily contact with management of appropriate selection of subcontractors.

     

    • PROJECT PLANNING AND SCHEDULING
    1. With the assistance of on site foremen and personnel provide and manage tools and equipment for the timely completion of scheduled tasks.
    2. Maintain an accurate record of general construction progress in relation to the published schedule of record.
    3. Prepare, implement and monitor the progress of a detailed project construction plan.
    4. Negotiate acceptable sequences and duration of our work in the general construction schedule.
    5. Influence other subcontractors to provide favorable conditions.
    6. Manage the orderly buildup and reduction of crews.
    7. Perform timely project kick-off meetings on all large jobs.
    8. With our Superintendents, generate and maintain proper man-load schedules.
    9. Prepare purchase scopes for subcontracts and negotiate agreements

     

    • PURCHASING AND EXPEDITING
    1. Effectively purchase materials, equipment, and subcontracts.
    2. Understand and support TCM’s purchasing process.
    3. Work with Purchasing Department and field operations to insure proper ordering is completed.
    4. Encourage field personnel to plan work and limit quantity of PO’s.
    5. Maintain and monitor purchase control records, logs and information.
    6. Expedite and audit suppliers and subcontractor submittals.
    7. Secure timely approval of customer submittals.
    8. Expedite delivery and inspection of equipment and materials.
    9. Requisition and negotiate changes to subcontracts.
    10. Audit and expedite subcontractor payment requisitions.

     

    • RECORDS AND REPORTS
    1. Maintain detailed and complete project logs and documents.
    2. Effectively determine the current status of all assigned projects.
    3. Complete and maintain accurate monthly job cost reports.
    4. Accurately and timely maintain CP log and incorporate approved changes in the project records.
    5. Produce, maintain and analyze project schedules records.
    6. Perform complete, timely and accurate initial and subsequent bookings for each assigned project.
    7. Work with Detailing Department to insure accurate install / fab and as-built drawings.

     

    • CASH FLOW
    1. Effectively prepare and sell contract payment breakdowns (schedule of values).
    2. Effectively prepare and sell advanced billed progress billings. “Front end load”
    3. Resolve project obstacles to collection
    4. Effectively minimize or reduce retention
    5. Generate positive cash flow on the project through the use of the advance billing worksheet

     

    • SAFETY & LOSS PREVENTION

     

    1. Fully accountable to insure assigned projects are safe and injury free.
    2. With TCM’s Safety Professional, constantly look for methods to improve the safety associated with our tasks and processes.
    3. Responsible to represent, support, and implement all of TCM’s safety policies and procedures and those project specific safety policies and procedures of our clients on assigned projects.
    4. Take necessary actions to protect our installed work on assigned projects from damage or theft.
    5. Take necessary actions to protect our materials and equipment yet to be installed on assigned projects from damage or theft.

     

    • JOB PROFIT
    1. Improve gross profit on all assigned projects.

     

    • JOB COMPLETION AND FINAL ACCEPTANCE
    1. Expedite completion of recognized deficiencies and “punch list” items.
    2. Expedite completion of open items.
    3. Arrange, supervise, and submit required documentation of tests and final inspections to secure acceptance of installed systems.
    4. Settle all open disputes, claims, back-charges with client, client’s subcontractors and vendors.
    5. Assure complete and accurate systems testing, commissioning and owner training occurs on each assigned project. Including as-builts.

     

    • CHANGES IN THE WORK
    1. Secure acceptance of TCM extra work rates and/or T&M rates.
    2. Timely estimate change orders.
    3. Incorporate approved changes in the project records.
    4. Negotiate favorable clarification of ambiguous specifications.
    5. Identify changes with profit potential.

     

    • TRADE RELATIONS & PRODUCTIVITY
    1. With TCM’s Superintendents, assure compliance with our Collective Bargaining Agreements.
    2. Manage the orderly buildup and reduction in crew size.
    3. Maintain jobsite environment which supports trade productivity.
    4. Identify and resolve trade productivity problems
    5. Redeem labor estimates.
    6. Process, maintain and analyze accurate project labor productivity.
    7. Implement timely calculated action plans on negative deviation trends in productivity reports.
    8. Conduct regular inspections, “walks” of the project(s) with Foremen and Superintendents to evaluate job conditions and productivity.

    • TCM’S VEHICLES
    1. Follow all TCM vehicle policies as documented in TCM’s Project Manager Vehicle Policy, Tool Center Vehicle Procedures and TCM’s Personnel and Policies Manual.

     

    • GENERAL
    1. Perform professional and persuasive written and verbal communication as to insure favorable relationships with TCM’s Clients.
    2. Maintain regular face to face interaction with general contractors and owners on all projects to insure favorable relationships.
    3. Multi task and manage multiple projects.
    4. Perform other duties as may be assigned.

    EDUCATION

     

    • Bachelor's Degree in Construction Management, Mechanical Engineering, or Civil Engineering

     

    EXPERIENCE 

     

    • 6-12 years in a related field with Design-Build experience highly preferred

     

    PHYSICAL CAPABILITIES

     

    • Ability to read and interpret technical documentation including CAD drawings, Blueprints, Submittals, etc.
    • Ability to work at a computer terminal with mouse and keyboard for several hours per day.
    • Ability to visit job construction areas and climb stairs, maneuver in and around pipe work and air ducts and work safely in close proximity to construction equipment.
