    **What will you do? **

    The Preconstruction Manager is responsible for overseeing all project design and constructability activities during preconstruction. The role ensures that scopes of work and project performance expectations are aligned with the project’s goals. This role is specifically accountable for design, construction scopes of work, cost estimates, and value engineering during preconstruction.

    Some key accountabilities you will have as the Preconstruction Director include…

    • Works with project development and construction teams to ensure alignment of project scopes of work client and Southland expectations.
    • Develops overall project design approach and strategies.
    • Prepares basis of designs, system concepts / designs, cost estimates, and construction design documents.
    • Refines construction scopes of work and design packages during development phases; coordinates internal/external design teams toward required project deliverables for construction documents.
    • Coordinate with Project Executives and Project Managers on cost estimates, contract and procurement strategies, and construction planning.
    • Provide input regarding sub-contractor and vendor strategies, prequalification, scoping, pricing, and management during the preconstruction phase.
    • Perform site investigations and attend in-person meetings with clients, design teams, subcontractors, vendors and other project participants as required
    • Attend and participate in applicable industry conferences and seminars.
    • Participate in client meetings and presentations as needed to support the sales, project development and delivery teams

    **Things you may have done before **

    • Must have a broad knowledge of building systems, onsite generation, renewable energy systems, lighting, plumbing systems, and energy management control systems.
    • Strong interpersonal and communication skills to become a collaborative persuasive leader of cross functional teams and help develop favorable customer relationships.
    • Must understand the fundamental concepts and practical application of design build/design assist scope development, cost estimating and contracting.
    • A thorough understanding of the different trades including MEP and building construction as it relates to cost and scope.
    • A thorough understanding of the commercial terms within a construction contract
    • Bachelor’s degree from an accredited college or University in mechanical, electrical or architectural engineering.
    • A minimum of 10-15 years of design, estimating, contracting and management experience

    Pay: Final pay is determined by the education, experience, knowledge, skills, and abilities of the applicant, internal equity, and alignment with market data. For (California) this ranges from $110,000 - $140,000 plus annual incentive, benefits and retirement program as outlined above.
