    Overview Atlas Rental Property is one of the fastest growing property management companies in the Southeast. We currently manage approximately 1800 rental properties in North and Central Alabama as well as Chattanooga, Tennessee with plans to continue expansion in new and adjacent markets. We are seeking an experienced Maintenance Operations Manager to oversee the administrative office staff, moveout team, remote market leaders and technicians as well as billing, onboarding and oversight of internal and external vendors in partnership with the Director of Maintenance. This is a fully in-office role that reports to our Birmingham corporate headquarters.

    The Maintenance Manager will assist in maximizing Maintenance Department profitability and ARP occupancy BY:

    Recruit, train and manage maintenance technicians for remote locations

    Recruit, train and manage Maintenance Department office support staff

    Utilize daily and weekly reporting functions to report numbers and share data

    Utilize daily and weekly reporting functions to ensure all work orders are assigned and completed or closed out based on request

    Ensure tenant WO requested repairs are completed in a timely and cost effective manner

    Accounts receivable and payables for all repairs completed

    Assist team with complex orders or evaluation of large scale renovations / repairs

    Determine and resolve warranty issues

    Follow process and guidelines for large post sale repairs and owner concessions

    Management/oversight of personnel (office support staff, vendors, and VAs) responsible for:

    Overseeing WO input, prioritizing and handling/closing each order in an efficient and timely manner

    Ensure that techs and contractors create and use the most efficient routes to maximize time efficiency

    Contract vendors for work not performed by staff, and oversee and approve all vendor work

    Ensure staff remains on schedule in preparing recently vacated units for new rental

    Auditing quality monthly to monitor work output

    Oversight on inspection process

    Facilitate team meetings to ensure cohesiveness and accountability

    Order parts and supplies as needed

    Inform Investor Relations team on the overall condition of the property and coordinate resolution of outstanding issues

    Hear resident complaints and resolving them in the best manner possible

    Communicate with tenants when necessary

    Onboard vendors and ensure they meet insurance requirements

    Work on-call as required

    Perform other miscellaneous duties as assigned

    Work with Maintenance Director in duties for all Atlas rental properties

    Experience/Technical Requirements:

    High school diploma or GED

    Minimum 3 years of experience in working in a maintenance or construction adjacent role

    Minimum 1 year of experience in management/leadership of others

    Valid driver's license and clean driving record

    Knowledge and ability to learn the process of the repair and maintenance of household appliances, plumbing, and lighting fixtures

    Strong Problem Solving Skills

    Ability to learn and adapt to new technology quickly

    Proven track record in confident decision making

    Ability to function well as part of a team and experience managing a team is a plus

    Strong multi-tasking and organization skills

    Ability to work in disagreeable conditions, both outside and inside, for extended periods of time

    This position will require travel to remote markets for tech and vendor meetings, review of work and working with market leaders.

    Total Compensation The compensation package for this role includes a base annual salary of $65,000-70,000 DOE as well as the potential for performance bonus up to 20% after six months in role. We offer a comprehensive benefits package including PTO accrual that begins on day one and 401K with employer contribution after one year of service. We observe eight paid holidays in addition to PTO accrual and we offer paid parental leave after one year.
