Real Estate Director
Mission of the Position:
The Real Estate Director will lead the discovery and site selection process for Sport Clips in the south/southeast region. As you can imagine, great locations are critical to the success of our franchisees, and this is a key role in guiding franchisees to business success. Sport Clips’ goals include opening as many sites each year that support the overall goals of the company while maintaining a smart strategic growth strategy. We have one of the lowest closure rates in the industry, as well as very strong store level financials. It is important that Sport Clips maintains the highest standards in our site selection process to achieve the highest level of excellence in the industry.
Scope:
This position will be responsible for the smart strategic growth strategy in this territory. This includes managing a strong broker network, working directly with Team Leaders (Franchisees) to meet their development goals, collaborating with the Regional Directors to proactively plan and execute annual goals and complete and update the market optimization strategy. Sport Clips would like to keep the number of stores opened each year steady around 100+, while ensuring that quality of sites is top priority. The Real Estate Director position will be responsible for focusing on the lead measures that support a portion of that number. The key opportunities (lead measures) around achieving this include identifying 80 - 100+ quality real estate opportunities per year, maintaining or increasing the following conversions: 55+ sites accepted by the franchisees, 45+ approved by real estate committee, 35+ leases signed per year and maintain funnel to open 35+ stores each year. The Real Estate Director will maintain and update a dynamic market optimization strategy, broker network, while continuing to build on our strong Landlord relationships to support and drive our smart strategic growth strategy for this market.
Key Criteria/Requirements:
Bachelor’s degree or equivalent business experience
Three years franchising experience
Three to five years previous site selection and optimization experience, ideally working directly with Franchisees and brokers while building unparalleled Landlord relationships
Leadership experience leading and collaborating with teams
Demonstrated understanding of building, planning, and implementing a strong optimization growth strategy and influencing appropriate development activities
The capacity to build and maintain strong working relationships with multi-unit franchise owners and brand support is essential
Building, maintaining, and measuring a strong broker network and Landlord relationships
Travel requirement 50% + of time
