    We are looking for an experienced Maintenance Technician/Construction Manager to join the team. This position will oversee the coordination and supervision of service providers, Including managing maintenance work orders, vendors, make-readies, and rehabs. Maintenance Technician/Construction Manager performs routine and extensive preventative maintenance and repair of all mechanical systems and equipment of the building interior and exterior including HVAC. You will communicate with tenants and the property manager to assure all tenants and owners are satisfied. Duties also include maintaining a clean and neat appearance of all properties and assigned areas. Due to having numerous rental homes on scattered sites in the area, a company van and fuel will be provided. The ideal candidate would have their soon of tools and a positive can-do attitude. Great organizational skills and the ability to effectively communicate via phone, text, and email are also needed. A cell phone allowance will also be granted. Paid holidays, 2 weeks vacation, 4 sick days. Responsibilities: • Complete all work order requests/schedule appointments with residents within 24 hours • Complete make-readies, unless scheduled out by another vendor • Check all filters in a/c units in the summertime. Also clean outside units • Ensure vacant homes are locked/secured • Communicate with Property Manager about all issues and any purchases for materials needed for repairs • Fix any violations that are received from the City or Housing request (approval needed for housing) • Walk move-outs, take pictures of any damages for documentation for PM, if necessary schedule trash out if the job too large • Take on-call work orders after hours or schedule out if necessary • Make move-in keys for new tenants and office Qualifications: • High school diploma or general education degree (GED) • Two (2) years related experience in maintenance or related field • Must have and maintain a valid driver's license and a clean driving record • People skills, ability to interact and communicate with tenants, and maintenance personnel • Computer skills: to perform this job successfully Compensation: $52,000 yearly
