JOB OVERVIEW:
The Facilities Maintenance Manager is responsible for performing routine building maintenance tasks. Performance of building maintenance tasks in one or more fields (e.g. carpentry, electrical, heating, ventilation, and air conditioning (HVAC), plumbing, etc.). Performs and manages general cleaning and other tasks as assigned.
RESPONSIBILIES:
Monitor, investigate and determine course of action for work orders initiated by residents and employees for the commercial properties
Determine if work should be performed in house or through contracted to outside vendors
Manage and supervise work to be completed
Create contracts, order parts or other as determined by each work order
Assist in managing, maintaining and upkeep of all vehicles
Manage, supervise and train apprentices to perform job duties
Purchase tools, materials, and supplies when needed
Maintain warranties and manuals of all fixtures and equipment.
Code and submit receipts
Maintain and monitor building security
Set up key cards and or keys for buildings
Quarterly maintenance inspection of residences
Weekly review of building to maintain exterior: Paint, remodel, refurbish areas as needed
Repair, maintain/monitor all equipment and amenities:
Change light bulbs, interior and exterior, as needed
Change of all filters for HVAC as required
Prepare areas for events or meetings; remove or rearrange furniture for events as needed
Remove and properly dispose of all recyclable materials: Oversee service that provides trash removal
Performs other work related duties as assigned
“Make Ready” residential units as they are vacated
Assist in housing inspections to determine amount of work required to maintain livability.
TECHNICAL SKILLS:
● Have Drivers License and able to qualify to drive company vehicles
● Basic Computer skills
● Manage assistant
● Report weekly work requested and completed
