    About Cornell Pace

Cornell Pace Inc. is a leading New York-based affordable housing property management company with over 30 years of operating history and approximately 6,000 units under management. We specialize in NYCHA PACT, LIHTC, HUD/HPD-regulated, and Section 8 properties across the New York metropolitan area. We are growing and seeking experienced, mission-driven professionals to join our team.

    Role Overview

This role is central to our leasing and subsidy operations. Reporting to senior management, the Subsidy & Leasing Administrator is responsible for managing a high volume of lease activity, maintaining compliance with multiple housing subsidy programs, and serving as a key point of contact for tenants and subsidy agencies. The ideal candidate is organized, persistent, and experienced in the full spectrum of affordable housing leasing.

    Responsibilities

    Leasing & Renewals

    • Process high-volume lease renewals monthly, including adjustments for preferential rents, PHFL 610, and applicable rent payment standards.

    • Enter and maintain all initial leases and lease renewals in Yardi Voyager with accuracy and timeliness.

    • Market and rent vacant apartments with and without housing subsidies, including FHEPS, City FHEPS, Section 8, HOME, and others.

    • Pre-qualify prospective tenants across various Federal, City and State rental assistance programs.

    • Contact tenants to schedule lease signings and collect or update required documentation.

    Subsidy & Agency Management

    • Enter and reconcile Section 8 and program payments from agencies in NYC and outside NYC, covering both tenant and agency shares.

    • Make necessary payment adjustments for share changes, both retroactively and prospectively.

    • Submit lease renewals to Section 8 and housing agencies; follow up to secure timely rent increases.

    • Submit annual increases for project-based voucher rent payments.

    • Follow up with Section 8 and agencies to resolve payment discrepancies.

    • Respond promptly to incoming inquiries from tenants and subsidy agencies.

    General

    • Facilitate the collection and submission of all required applicant and tenant documents.

    • Perform other related duties, reporting, and analysis as assigned.

    Requirements

    • Minimum 5 years of hands-on experience with Yardi Voyager (required).

    • Minimum 5 years of direct experience working with Section 8 and multiple housing subsidy programs (required).

    • Strong working knowledge of FHEPS, City FHEPS, HOME, and other NYC-area subsidy programs.

    • Knowledge of Low-Income Housing Tax Credit (LIHTC) and Certificate of Occupancy/COS compliance (a plus).

    • Proficiency in Microsoft Office, particularly Excel.

    • Exceptional organizational skills with the ability to prioritize in a high-volume, fast-paced environment.

    • Strong written and verbal communication skills for effective collaboration with colleagues, tenants, and agencies.

    • Demonstrated work ethic, persistence, and reliability.

    • Bilingual in English and Spanish strongly preferred.
