  • Responsibilities

    We are a leading multifamily real estate development firm seeking a Project Superintendent to provide strong field leadership for a major residential construction project. This role ensures the project meets expectations for schedule, safety, quality, and profitability, while also serving as a key support partner to the Project Manager.

    Primary Responsibilities

    • Review plans and specifications for constructability and coordination.

    • Supervise and delegate tasks to Assistant Superintendents, Field Engineers, and Punch Carpenters.

    • Coordinate all on-site activities involving subcontractors and suppliers.

    • Implement and enforce all jobsite safety procedures in alignment with OSHA and company standards.

    • Make field decisions, resolve conflicts, and coordinate with subcontractors and inspectors.

    • Schedule and report on inspections while maintaining strong relationships with building officials and inspectors.

    • Create and complete punch lists prior to project turnover.

    • Identify and recommend solutions for project risks including safety, subcontractor issues, site conditions, scheduling, change orders, and document discrepancies.

    • Support the Project Manager with various project management duties.

    • Direct and supervise field construction staff.

    • Ensure coordination with subcontractors regarding deliveries, change orders, plan conflicts, and sequencing.

    • Report project progress to senior leadership and key stakeholders.

    • Oversee day-to-day onsite construction activities, ensuring adherence to budget and schedule.

    • Verify that all project permits are valid and properly documented.

    • Develop and manage work schedules, including short-interval schedules aligned with the project’s critical path.

    • Solicit and negotiate bids for miscellaneous work items not included in the main buy-out; forward recommendations for approval.

    • Prepare daily reports and punch lists.

    • Purchase miscellaneous materials as needed, with required approvals.

    • Review and maintain full understanding of all contract documents, estimates, drawings, and agreements.

    • Collaborate with the Project Manager on construction planning, job layout, equipment, systems, and workforce needs.

    • Meet regularly with the Project Engineer to review plans, schedules, issues, reports, equipment, and supplies.

    • Complete all required paperwork and confirm subcontractors/suppliers meet insurance requirements before starting work.

    • Participate in company-provided training (safety, compliance, etc.).

    • Maintain adherence to company standards and all applicable local, state, and federal regulations.

    Desired Skills & Experience

    • 10+ years of multifamily construction experience.

    • Bachelor’s degree in construction management or a related field.

    • Deep knowledge of construction processes, building codes, materials, and scheduling practices.

    • Ability to adapt to shifting priorities and manage expectations effectively.

    • Strong, consistent communication and interpersonal skills with internal and external partners.

    • Leadership experience including training, delegation, interviewing, and goal-setting for direct reports.

    • Familiarity with federal, state, and local requirements (ADA, FHA, waterproofing standards).

    • Proficiency in Microsoft Office with strong verbal and written communication skills.

    • Ability to travel as needed.
