    Superintendent – Townhomes

    Seattle, WA

    Work for a leading real estate developer with over 45 years of experience building thoughtfully designed urban communities including townhomes, apartments, and residential high-rises. Throughout the development process, this organization focuses on quality, integrity, and neighborhood integration. They are looking for a Superintendent to oversee multiple townhome projects in the Greater Seattle Area.

    Superintendent Responsibilities:

    • Oversee daily townhome construction activities across project sites.
    • Lead, mentor, and coordinate staff and trade partners to achieve project goals.
    • Manage subcontractors, ensuring work meets schedule, budget, and quality standards.
    • Enforce compliance with approved plans, codes, and safety regulations.
    • Maintain a safe and organized job site in line with OSHA and company policies.
    • Coordinate inspections and approvals with local officials and utility providers.
    • Conduct regular quality checks, address deficiencies, and prepare punch lists.
    • Ensure successful project close-out, documentation, and homeowner satisfaction.

    Superintendent Qualifications:

    • At least 2 years of residential construction experience, with a preference for a focus on townhome projects, spec building or production homebuilding or related experience.
    • Strong understanding of construction processes, codes, OSHA requirements, and quality assurance.
    • Proven ability to schedule, budget, and manage subcontractors effectively.
    • Excellent communication skills and experience preparing reports, budgets, and schedules.
    • Proficiency with Microsoft Office Suite, Microsoft Project, and Bluebeam Revu.
    • Team-oriented, adaptable, and effective in a fast-paced environment.
    • Valid driver’s license and ability to travel to project sites daily.

    Compensation: $105K - $125K + 20% bonus and car allowance
