    Survey Division Manager – Land Development (Charlotte / Fort Mill)

    Step into a division-level leadership role where you own both the business and the people side of a growing survey practice. This is a Survey Division Manager opportunity with a well-established engineering, surveying, and planning firm serving the Charlotte / Fort Mill land development market. You will lead survey operations, grow and mentor the team, and play a key role in bringing in new land development clients and projects.

    What you'll do

    • Lead and grow the survey division with a primary focus on land development projects (residential, commercial, mixed-use).
    • Drive business development for the survey group by leveraging your existing relationships and building new client accounts.
    • Serve as a key client-facing leader: attend meetings, help scope projects, prepare proposals, and support pursuit strategies.
    • Oversee multiple survey crews and office staff, ensuring quality, safety, schedule, and budget targets are met.
    • Coordinate closely with civil, planning, and other internal teams to deliver integrated land development solutions.
    • Provide technical oversight on boundary, topographic, ALTA/NSPS, construction staking/layout, and related survey work.
    • Develop and refine standards, workflows, and best practices for the survey group to support growth and scalability.
    • Mentor, train, and develop staff, including succession planning and career pathing for emerging leaders.

    What you bring (must-have requirements)

    • Active North Carolina Professional Land Surveyor (PLS) license required.
    • South Carolina PLS strongly preferred, or a clear path and willingness to obtain SC licensure in a defined timeframe.
    • 10+ years of experience managing survey groups, with a strong focus on land development projects.
    • Proven business-development track record bringing in new clients and expanding existing relationships for survey / land development work.
    • Experience leading multiple field crews and office staff, including hiring, performance management, and team development.
    • Strong technical background in boundary, topographic, ALTA/NSPS, and construction staking for land development.
    • Solid project management skills: scheduling, budgeting, resource planning, and risk management.
    • Clear, confident communication style with both internal teams and external clients.
