Job Description
DUTIES AND RESPONSIBILITIES
- Administer, maintain and update all land grant agreements, property records and databases;
- Analyze land contracts, including leases, deeds, purchase and sale agreements, unit agreements, easements, surface use agreements, title opinions, etc.;
- Support other land staff in preparing basic agreements;
- Maintain all land, contract, lease files, and other files relating to the subject land administration functions;
- Accurately prepare contracts with third parties for potential trades, acquisitions and divestitures for Landman/Legal review;
- Prepare monthly annual rental invoices;
- Track and organize requests from Operators/Landowners;
- Track hard rock mineral production reports;
- Ensure Advanced Minimum Royalties (AMR) are paid;
- Pay Surface Owner Payments (SOPs) as per agreements;
- Prepare Extension Agreements;
- Compile data required for review by purchasers for any divestment activities;
- Participate in team strategy decisions and make ownership and contracting recommendations for asset land holdings;
- Maintain a schedule of operator, lease and contract obligations;
- Participate in internal and external due diligence;
- Perform Corporate Secretary duties (such as preparing grazing permits, planning annual shareholder meetings, confirming quarterly dividend payments, etc.) for entities which Sweetwater maintains partial ownership;
- Process and administer land reports as needed;
- Assist with special land and land administration projects, as needed; and
- Perform all land work ethically.
QUALIFICATIONS
- Bachelor's degree in Business, Energy Management or similar educational background required;
- Demonstrates knowledge of surface rights, title curative, rights-of-way, mining lease documents, and courthouse research;
- Familiarity with land administration information systems (e.g. Quorum, Tobin, DocuSign, iMaps, etc.)
- High level of interpersonal and communications skills, both written and verbal;
- 10+ years of land administration experience;
- Ability to multi-task and prioritize work and to adjust to changing priorities;
- Leadership qualities and broad industry experience working with technical services, accounting and legal staff in a team environment;
- Ability to process information quickly and recommend creative solutions;
- Detail-oriented with strong analytical skills;
- Strong computer skills in Word and Excel; and
- Experience with negotiations with landowner and royalty claimants.
PREFERRED QUALIFICATIONS
- Certified Professional Lease and Title Analyst;
- Bachelor of Science in Land Management;
- Wyoming, Utah and Colorado land experience;
- Experience in both mineral and surface;
- Experience with mining trona or coal;
- Experience with renewable energy industry; and
- Federal land and unit experience.
TRAVEL
This role is expected to have up to a 10% travel commitment.
