    POSITION SUMMARY:

    Direct responsibility for daily oversite and property management pertaining to all operational matters within an assigned group of real estate assets. The management responsibilities include preparation of the annual operating budgets, CAM and lease administration, tenant interaction, project management for site maintenance/repairs, and direct management of the day-to-day operations. Position effectively functions both a Senior level Property Manager and as a hands-on manager relative to the assigned properties, which necessitates regular interface with tenants, vendors, contractors, maintenance personnel and senior management. Primarily focused on properties in the San Francisco Bay Area, California region.

    RESPONSIBILITIES:

    Independently manage “Hands On” assigned properties with all day-to-day activities and oversite:

    Budgets - Preparation, review, & implementation of the annual Operating and Capital budgets for all assigned assets. Including review and along with SyWest Accounting group, the administration of annual CAM Reconciliations.

    Tenant Relations - to include face-to-face interaction with each tenant.

    Vendor Management - oversee execution of contracted work, manage working relationship, includes generating detailed vendor specs to obtain competitive bids as required.

    Site Maintenance - to include regularly scheduled on-site inspections of maintenance, safety hazards, tenant issues, landscape needs, curb appeal, signage, etc.

    Leasing - Monitor lease expirations and assist the SVP of Leasing with tenant retention & the leasing process.

    Marketing - Tailor and implement any specific marketing and promotional programs to fit requirements of the property including any seasonal or promotional events.

    Assure optimal functioning of existing building systems (HVAC, fire/life safety equipment, elevators etc.) and security systems.

    Monitor and take the lead on all rental collection efforts of tenant receivables (both rent and CAM charges). This includes resolving all legacy rental collection issues.

    Ensure timely and accurate reporting, and prepare all general correspondence on property issues.

    Assist with preparation of the Department Budget.

    Evaluate service contract requirements; prepare specs to obtain bids, negotiate and manage vendor contracts

    Coordinate Tenant move-ins and/or move-outs with SVP Leasing and Development Department personnel. Work with Leasing and Accounting group(s) to develop Tenant retention plans or programs.

    Coordinate and oversee moderate-sized capital projects and tenant improvement build-out. Larger cap-ex and construction executed in close coordination with in-house Construction and Leasing departments.

    Maintain Property Files on the I drive each assigned property.

    Approve & Code Payables on assigned properties.

    Assist with Mentoring and training newer personnel in other SyWest departments and/or property management associates to teach industry best practices.

    QUALIFICATIONS:

    Minimum of 9 years of ‘hands-on’ experience with managing multi-tenant retail property.

    Strong Project Management experience with ability to prepare annual Operating Budgets, CAM reconciliations and Project Budgets for Capital expense items or repairs.

    Understanding of Construction Matters for use in Project Management on retail sites.

    Professional designation (CPM, CSM, RPA, or CFM) and real estate license is preferred.

    Self-starter, ability to expedite work with minimal supervision. Highly organized, detail-oriented and a strong ability to prioritize.

    Strong problem-solving and effective follow-up skills.

    Strong written and verbal communication skills.

    Proficient in MS Word, Excel, e-mail; knowledge of Outlook preferred.

    Experience with Yardi, MRI or JD Edwards is required.

    Advanced ability to read and interpret legal, leasing, title and financial reports and documents.

    Articulate. Has the ability to effectively communicate with tenants, consultants, contractors, regulatory agencies, the general public and members of the business community, in both written and verbal form.

    Ability to mentor, educated, and convey real estate operating concepts and principles of property management to peers and co-workers.
