    WINCHESTER HOMES, INC IS LOOKING FOR AN EXPERIENCED, ENTHUSIASTIC INDIVIDUAL TO JOIN OUR TALENTED GROUP AS A CONSTRUCTION COORDINATOR IN OUR POTOMAC OFFICE.

     

     

    POSITION HIGHLIGHTS:  Performs work associated with the coordination and inspection of construction projects in support of the construction management team.

     

    POSITION RESPONSIBILITIES:

    • Provide general administrative support to the leadership team; handling routine matters, as well as those requiring special attention to Land team.
    • Process various Federal, State and County development agreements, permit applications and associated bonds/letters of credit. Track bonds and permits from issuance through renewals, extensions and the bond release process, maintaining a Microsoft Access database.
    • Lead in compilation of land book submittals to Corporate inclusive of compiling maps, plans, demographic information, and Competitive Market Analysis sections.
    • Lead in preparation of other Corporate presentations including Land Acquisition Notification packages, teaser packages and mid-year and annual business plans.
    • Prepare, update and edit detailed, confidential correspondences, forms, reports and presentations with conscientious attention to detail that generates high quality output.
    • Install and maintain a systematic filing system for electronic and hard copy documents. Ensure information is organized, consistent and retrievable.
    • Provide document services (print, copy, scan and email).
    • Assist with coordinating meetings, conference room setup and catering.
    • Monitor schedules and deadlines to keep department and other participants informed and ahead of deliverables on critical dates/milestones.
    • Assemble and upload corporate underwriting packages and other submittal requirements, timely and completely.
    • Prepare wire requests and ensure timely funding of earnest money deposits and closing funds.
    • Prepare and process consultant contracts and purchase orders.
    • Assist with obtaining, providing and reporting information for current/past transactions to other departments.
    • Ability to work effectively with a diverse group of people, including executive management and act as the liaison between various team members and external partners.
    • Manage all aspects of OSHA requirements for all field employees
    • May assist with mail distribute for the department.
    • Coordinate setup of office and supplies.
    • Review and analyze pricing and change orders under the supervision of the construction manager
    • Produce Starts for all builder, Sales employees and Subcontractors to notify everyone what will be built on the lot, this including: plan, elevation and options for the house.
    • Send documentation including Starts, Change Orders, memos and back charges to Subcontractors by request.
    • Code all indirect/direct and utilities for inventory homes, temporary power and back charges.
    • Manage Budget Summery Variance Report & distribute monthly.
    • Create new subdivision lot files for office and field construction records as well as create subcontractor contact lists with phone and fax numbers.
    • Act as a liaison between the builders, Sales employees and Subcontractors regarding Starts, Change Order and cut off dates.
    • Perform other duties or projects as requested.

      

    POSITION QUALIFICATIONS:

    • High school graduate/GED required.
    • A minimum of 2 years’ experience required.
    • Experience in a field related to land development or real estate preferred.
    • Homeowner’s Association experience preferred.
    • Strong organizing skills, attention to detail.
    • Excellent interpersonal and verbal communication skills.
    • Ability to multi-task and be self-directed in a fast-paced environment;
    • Not afraid to ask for help when needed, but also ready take the ball and run with opportunity.
    • Good team player, enthusiastic, with a positive can-do attitude.
    • A problem solver with strong analytical skills.
    • Notary an asset.
    • Requires intermediate to advance computer skills in Microsoft Office (Word, Excel, PowerPoint and Outlook) and Adobe Acrobat.
    • Experience with legal documents such as purchase agreements, commission agreements, confidentiality agreements, development agreements and real estate documents (i.e., settlement statements, closing documents, title reports, etc.).
    • Experience with filing and critical milestone tracking on legal documents and real estate documents.
    • Experience with accounting functions such as payables, invoicing, basic bookkeeping.
    • Experience in Oracle JD Edwards Enterprise One (E-1) accounting system an asset.
    • Experience in real estate land acquisition, real estate paralegal-type work and title/escrow support.
    • Requires the ability to communicate effectively (written and verbal) with internal team members and external parties.
    • Valid unrestricted Driver’s License; vehicle insurance.
