    TRI POINTE HOMES INLAND EMPIRE IS LOOKING FOR AN EXPERIENCED, ENTHUSIASTIC INDIVIDUAL TO JOIN OUR TALENTED GROUP AS A LAND ACQUISITION MANAGER.

     

    POSITION HIGHLIGHTS: As a Land Acquisition Manager you will identify, evaluate and acquire properties that competitively position the division for success. The Land Manager will help ensure that our business plan objectives are achieved by establishing strategic partnerships with brokers and land sellers in the market.

      

    POSITION RESPONSIBILITIES:

    • Assist with and manage practical aspects of the land acquisition process on specific acquisitions such as, but not limited to:
      • Identify new land opportunities;
      • Prepare proformas, assemble and graph competitive pricing and market data;
      • Send out offer letters;
      • Help to finalize deal terms and purchase agreements;
      • Coordinate critical dates;
      • Ordering and review due diligence and reports;
      • Research all applicable information;
      • Identify and address key material issues;
      • Assist with the preparation of corporate underwriting packages and resolution to close transactions
    • Identify, analyze and summarize all project risks, including environmental, entitlement, engineering, development and utility service related risks
    • Contract and manage teams of consultants which will likely include, but not limited to:
      • Land Planner;
      • Civil engineer;
      • Landscape Architect;
      • Land Use Attorney and others.
    • Carefully review deliverables to ensure adherence to project design principles and overall community vision
    • Present information, analyses, conclusions and recommendations to the Senior Vice President of Land, Division President and, as needed, to TRI Pointe’s leadership and/or Land Committee
    • Establish and maintain a network of colleagues and brokers able to bring acquisition/divestiture opportunities as needed
    • Keep abreast of local market land transactions
    • Identify and secure best prices and terms on property that conforms to divisional business plans and financial objectives
    • Negotiate land purchase contracts and review with outside law firm and in-house counsel
    • Act as a liaison in completing proformas with our Finance Team
    • Inspect the site
    • Assist in due diligence for new land acquisitions
    • Meet with engineers/planners/governmental agencies
    • Review subdivision/development agreement requirements as needed
    • Estimate or review hard costs, soft cost and carry cost for proformas
    • Review environmental mitigation requirements
    • Participate in and support other departmental and company initiatives as required;
    • Commit to continuous improvement and the identification and implementation of best practices for land acquisition department.
    • Willing to perform other duties as assigned

     

    POSITION QUALIFICATIONS:

    • Bachelor’s degree in business or related field required.
    • A minimum of 5 years of direct experience in land acquisition/divestiture and development.
    • Computer proficiency
    • Ability to anticipate possible obstacles and propose favorable solutions
    • Strong work ethic and commitment to implementation and execution
    • Concise writing and public speaking/presentation skills are desirable for reporting to the senior investment committee
    • Some travel required.
