    ROLE SUMMARY:

    The Vice President, Construction & Maintenance at Tao Group Hospitality will manage and execute capital projects ensuring that work is completed within budget, schedule, and scope. The scope of work includes leading new construction, renovation, and maintenance projects in partnership with stakeholders within the Development and Operations divisions.

    Specific Functions/Activities SUMMARY:

    Act as lead project sponsor for new and existing capital projects within the Tao Group Hospitality portfolio.

    Develop and oversee the execution of the venue preventative maintenance program.

    Perform due diligence and feasibility studies for proposed projects as the general contractor.

    Manage and cost out construction projects from inception to completion of work scope to include project capital budgets and proformas.

    Assume responsibility for project scopes, costs, schedules, quality controls and oversight.

    Compile and review capital budget estimates and recommendations with applicable stakeholders and senior company leadership.

    Manage project teams which may be inclusive of third-party consultants, managers, and general contractors

    Support, as required, the transition of each approved construction and maintenance initiative from planning to operational phases.

    Foster and enhance owner, architect, subcontractor, and vendor relations.

    Oversee bid solicitation process for all contractors, vendors, and suppliers.

    Assume overall accountability for project budgets and timelines.

    Estimate and negotiate all change orders and maintain change order logs as necessary.

    Assemble and maintain complete project records and close-out documents.

    Perform project punch-list inspections for all projects.

    Partner with leaders in Development on design criteria, documents and construction phase review.

    Liaise with legal stakeholders on the creation and management of construction contracts.

    Assume ownership for the planning stages, project safety aspects (OSHA) and equipment operational challenges.

    Provide direction, supervision, motivation and coaching to all construction project employees

    Standardize and refine construction contract documents, bid forms, and completion standards.

    Ensure that the applicable projects receive Certificate of Occupancy, and obtain entitlements, permits as necessary.

    Conduct periodic site visits to evaluate contractor performance and quality.

    Manage compliance with legal, regulatory, and environmental requirements.

    Achieve company objectives in areas of cost, scheduling and quality.

    QUALIFICATIONS:

    Minimum of 10-15 years’ experience in construction management with a proven track record of managing major construction projects (General Contractor).

    Demonstrated knowledge in Architecture, or Engineering is strongly preferred.

    Four-year degree in Engineering, Construction Management or an equivalent combination of education and experience is preferred. MBA Preferred.

    Ability to lead cross functional teams in a fast-paced environment.

    Extensive knowledge of principles, policies and practices relating to construction projects with a solid track record of delivering projects on time and on budget.

    Experience in retaining third party consultants for environmental, building systems, structural inspections, and surveys.

    Familiar with state and city building codes.

    Strong working knowledge of contracts, contract negotiations, scheduling, receivables and general overhead accounting principles.

    Excellent verbal & written communication, organizational and time management skills required.

    Must be able to multi-task and prioritize in a deadline-oriented environment with the ability to manage multiple projects at one time.

    Demonstrate an ability to cost out construction project from inception to completion of work scope.

    PC skills including MS Word, Excel, Outlook, and PowerPoint.
