    Tenant Improvement Superintendent - Commercial Construction - Base Salary to 60k/year - Austin, TX

    • Our client, a well-established commercial real estate development and property management company, is currently seeking a Tenant Improvement Superintendent for projects throughout Central Texas including Georgetown, Houston, and San Antonio, with travel varying based on project needs.
    • Can reside anywhere in Central TX with ability to commute to job sites daily; current radius includes Georgetown, San Antonio, Lago Vista and Elgin, TX.
    • Most work is performed Monday through Friday 7am-4pm, with occasional overnight travel and flexibility to support project planning before and after normal work hours.
    • Our client owns and develops commercial properties and is known for delivering high-quality, customized tenant improvement and commercial interior renovation projects across a diverse portfolio. This is an excellent opportunity for a hands-on construction professional who enjoys managing multiple projects while remaining actively involved in the work.

    Responsibilities:

    • Oversee 1-6 commercial tenant improvement, interior renovation, and build-out projects from start to finish while serving as the primary liaison between tenants, subcontractors, inspectors, and project management.
    • Manage project schedules, budgets, quality standards, and daily field operations.
    • Read and interpret architectural drawings, blueprints, construction specifications, scopes of work, and project schedules.
    • Coordinate subcontractors while remaining actively involved in daily construction activities as a working superintendent.
    • Perform hands-on commercial construction work including framing, concrete work, finish carpentry, punch list completion, equipment operation, and general construction tasks.
    • Operate construction equipment including forklifts, telehandlers, scissor lifts, small excavators, concrete saws, and power tools.
    • Maintain OSHA safety standards and ensure compliance with ADA requirements and IBC building codes.
    • Coordinate with tenants, inspectors, utility personnel, subcontractors, and internal project teams throughout each project.
    • Partner with the Project Manager regarding scheduling, change orders, project progress, resource planning, and project execution.
    • Supervise approximately six direct reports while assisting with training new field personnel.
    • Manage projects ranging from $50,000 to $1 million, varying from 1,000-25,000 square feet, with project durations from several days to six months.

    Qualifications:

    • 5+ years of hands-on commercial construction experience with increasing leadership responsibilities.
    • Experience as a Superintendent, Construction Foreman, Crew Lead, or similar field leadership role managing commercial construction, tenant improvement, commercial interiors, renovation, remodel, or build-out projects. Experience from general construction, plumbing, electrical, or HVAC construction environments will be considered.
    • Ability to read and interpret architectural drawings, blueprints, construction specifications, and project plans.
    • Experience supervising commercial construction or tenant improvement projects while remaining actively involved in daily field work.
    • Working knowledge of multiple construction trades including framing, concrete, finish work, carpentry, and commercial construction methods.
    • Experience coordinating subcontractors, inspections, project scheduling, punch lists, and jobsite safety.
    • Proficiency with Microsoft Office.
    • Located with ability to commute to job sites daily; current radius includes Georgetown, San Antonio, Lago Vista and Elgin, TX.

    Compensation:

    • Base salary to 60k/year, plus bonus opportunity.
