    Tesoro Group is seeking an Assistant Property Manager/Compliance to join one of our long-term clients’ team at one of their properties in Minneapolis, MN (55428). The ideal candidate will have 6 months’ experience in Residential Property Management – affordable housing experience is required – at least 6 months’ experience will full cycle leasing with income restricted communities (new leases/renewals). This role is a contract to hire role (90 days before conversion).

    This role will be working with an affordable/income restricted community built 2020, 110 units and 6 stories in an income restricted community for American Indian Families.

    Salary: $24-$26/hour while on contract (90 days before conversion).

    Schedule: Monday – Friday 9-5, some weekend and evening availability required during peak seasons and projects.).

    Responsibilities and Job Duties:

    • Collecting rent and other property fees from tenants and individual owners.
    • Paying property expenses, including taxes, mortgages, payroll, insurance premiums and maintenance costs.
    • Reporting the property’s financial status, occupancy, and expiring leases to property owners.
    • Meeting potential tenants, showing them the property, and assessing their applications in accordance with anti-discrimination laws.
    • Advertising vacant properties and hiring a leasing agent to find tenants as needed.
    • Inspecting properties and arranging repairs and new materials as required.
    • Arranging contracts for maintenance, trash removal, landscaping, security, and other ongoing services and managing disputes with these service providers where appropriate.
    • Investigating and resolving property complaints and rental violations.
    • Shops comparable projects in the marketplace monthly.
    • Develops community contacts to maximize the general awareness of the housing community and its advantages.
    • Contact and offer units to current residents for approved unit transfers. Prepare all required transfer paperwork and complete transfers with residents.
    • Updates all applicable referral agencies.
    • Inputs all traffic and applications in the property management system regularly.
    • Other tasks & duties as assigned based on business need.

    Qualifications and Experience:

    • 6 months’ experience in Residential Property Management – affordable housing experience is required.
    • 6 months’ experience will full cycle leasing with income restricted communities (new leases/renewals).
