Tesoro Group is seeking a Property Manager to join on of our client's their team at one of their properties in Duluth, MN. The ideal candidate will have 2 years’ experience in affordable property management (tax credit/income restricted/section 42/Long-term homelessness and HRA vouchers and recertifications). This role is a contracted role 90 days in length, with the potential to go permanent with the right candidate.

This role will be working with 1 affordable housing community that was built in 2015, with 50 units/3 stories.

Salary: $26-$28/hour. This role is a contracted role 90 days in length, with the potential to go permanent with the right candidate.

Schedule: This role will be working Monday – Friday and will be 32 hours/week.

The Property Manager is responsible for managing the daily operations of the site to provide a fiscally sound, well-maintained, and socially healthy apartment community. The Property Manager also provides leadership and guidance to the staff.

Job Duties and Responsibilities:

• Collecting rent and other property fees from tenants and individual owners
• Reporting the property’s financial status, occupancy, and expiring leases to property owners
• Meeting potential tenants, showing them the property, and assessing their applications in accordance with anti-discrimination laws
• Advertising vacant properties and hiring a leasing agent to find tenants as needed.
• Inspecting properties and arranging for repairs and new materials as required
• Arranging contracts for maintenance, trash removal, landscaping, security, and other ongoing services and managing disputes with these service providers where appropriate
• Investigating and resolving property complaints and rental violations.

Position Requirements:

• 2 years’ experience in affordable property management (tax credit/income restricted/section 42/Long-term homelessness and HRA vouchers and recertifications)
• Yardi experience is required.
• Working knowledge of Microsoft Office Suite, Outlook, and Excel.
• Hold a valid Driver’s License and active vehicle insurance.
• Be able to successfully complete a Kari Koskinen background check.
