    Maintenance Technician Job Duties and Responsibilities:

    • Provide residents with exceptional customer service and foster good resident relations
    • Be a valuable part of an effective on-site team
    • Know and adhere to all standards of quality
    • Maintain daily service request system and complete service requests
    • Perform follow up calls on service requests
    • Maintain preventive maintenance schedule and complete preventive maintenance
    • Maintain physical appearance of the community
    • Work after-hours emergency on-call rotation, as scheduled
    • Perform apartment turnover duties
    • Repair and replace appliances
    • Maintain MSDS and follow all safety procedures
    • Maintain maintenance inventory
    • Maintain safe and organized maintenance shop, storage and mechanical rooms
    • Maintain lock out/tag out station of keys
    • Maintain apartment history cards, lighting and snow logs
    • Work with contractors on snow removal, lawn care, etc.
    • Monitor HVAC equipment
    • Maintain pools
    • Shovel/sweep using broom, shovel snow
    • Push, pull, and move dumpsters to outside of building from garage 3 times a week
    • Work in extremes of climate/temperature (-20 to 110 degrees), rain, snow

    Maintenance Technician Non-Essential Job Duties and Responsibilities:

    • Perform/prepare special projects
    • Perform other duties, as assigned

    Maintenance Technician Position Requirements:

    • Must possess appropriate licenses & certifications, ie Boilers’ License and CPO within 90 days of employment
    • Valid Driver’s License
    • 3-5 years of Maintenance Technician Experience
    • Must have knowledge of basic maintenance repair and maintenance
    • Must possess the ability to communicate effectively, both verbally and in writing
    • Work with and around mold, dust, paint and chemicals
    • Ability to understand and follow instructions
    • Knowledge of affordable housing, ie Section 8

    Maintenance Technician Physical Requirements:

    • Must be able to bend, stoop, kneel, crouch, crawl, pull and push
    • Ability to lift 50 lbs. to chest height
    Ability to work with hands over their head and perform duties while standing on a ladder
