    SUMMARY

    Assists and provides support to property maintenance personnel as needed or directed by above-property management by performing the following duties

    QUALIFICATIONS

    ESSENTIAL JOB FUNCTIONS

    Performs essential functions of property maintenance personnel in their absence

    Supports current and develops new preventative maintenance schedules for the property equipment and physical plant maintenance and maintains property oversight of all logs

    Supervises and assists engineering staff in maintaining and repairing fire and life safety, security, department procedures, repair and maintenance techniques, operational procedures and service guidelines

    Obtains pricing, bids, or develops cost estimates as directed and assists property maintenance personnel to do the same when necessary and assists in decision making process.

    Manages minor capital projects and assists in decision making for major repairs.

    Acts as a liaison between property management and engineers and above property support including Regional Vice President of Operations.

    Conducts or arranges for training of maintenance personnel regarding safety, security, department procedures, repair and maintenance techniques, operational procedures and service guidelines

    Maintains working knowledge of all pool and spa areas including testing and recording as stated by all state and City regulations. Responsible for applying them as necessary.

    Communicates with third party vendors and local, state, and federal authorities as needed. Looks for company-wide efficiencies when appropriate.

    Interprets specifications, blueprints, plans and manuals for successful property operation and supervision of activities.

    Supports capital purchasing program in accordance with guidelines.

    Provides guidance and support to hotel staffs relating to guest satisfaction scores (GSS) and Brand Quality Assurance (QA) inspections and takes leadership role in addressing engineering related issues that affect scores.

    Extensive travel to properties, including extended stays, depending on operational needs.

    All other duties as assigned.

    EDUCATION/EXPERIENCE

    High School Diploma or GED equivalent is required. Associate’s degree or vocational training in electrical or mechanical engineering or plumbing required. Minimum six-years work experience in facilities maintenance required. Plant operations or engineering services for a hotel or hotels is highly desired.

    LANGUAGE ABILITY

    Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence.

    REASONING ABILITY

    Ability to apply common sense understanding to carry out instructions furnished in writing, orally, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.

    COMPUTER SKILLS

    To perform this job successfully, an individual should have knowledge of word processing software; spreadsheet software; email; and internet.

    CERTIFICATES AND LICENSES

    One or more certifications in plumbing, HVAC, electrical, pool and spa operations. Minimum Type III EPA Certification for refrigerant reclamation and charging required. Other licensure as required by law.

    SUPERVISORY RESPONSIBILITIES

    Direct supervision may be required in times of acting as chief maintenance personnel at a property. However, regular job duties will allow the on-site property management to supervise maintenance personnel with coordination of the Engineering Support Manager.
