  • Responsibilities

    This position will report to the Director of Estimating & Preconstruction in San Francisco, and work closely with the operating group, project management and support staff. The successful candidate will provide estimating leadership based on Lean principles that support a collaborative and integrated project delivery. Responsibilities include preparing, planning, organizing and evaluating estimates, along with being engaged in the Target Value Design process. This position will be responsible for coordinating and oversight of internal and external estimating resources.

    Essential Duties and Responsibilities:

    1. Develop a project from the first estimate to subcontract formalization.
    2. Prepare bid documents for internal and external clients.
    3. Support all estimating and target value design functions for projects including establishing reporting formats, assignment of areas of estimating responsibility, compiling estimates, preparation and oversight of project estimates.
    4. Promote the collaborative effort required for the success of the target value design process with our Owner, Designer, Engineering and Construction Partners. All team members must establish a close working relationship, regardless of company affiliation, in order for the process to be successful.
    5. Participate in the presentation of project estimates and budgets to project Owners and other stakeholders.
    6. Prepare and send out bid documents and Instructions to Bidders to successfully procure and buyout projects and smooth transition and turn-over to project managers and ensure subcontractors are prequalified prior to bidding and contracting with Boldt.
    7. Review proposal specifications, drawings, attend pre-bid meetings, etc. to determine scope of work and required contents of estimate.
    8. Ensure proper documentation of project scope.
    9. Lead the bidding process including; bid solicitation, bidders communications, proposals evaluations, bid tally sheet preparation and bid analysis.
    10. Review all final estimate packages to ensure accuracy and completeness prior to formal quotation.
    11. Perform conceptual estimates, then ensure proper documentation of project scope.
    12. Assist project management and procurement personnel during bid solicitation and evaluation.
    13. Perform comparisons of scope, quantities and cost data between projects.
    14. Assist in the preparation of studies for proposed materials and method solutions, generate recommendations and cost estimates as required.
    15. Assist in Value Engineering Efforts.
    16. Assist in the design to budget approach in preconstruction. Work with design and project management teams to find alternative solutions to budget challenges, analyze maintenance costs and life cycle costs to achieve a value-added solution to the client.
    17. Assist project managers and financial manager in the continuous assessment of project risks and opportunities and how it relates to the overall project cost. Consolidate all risk and opportunities and integrate to the overall project cost. This includes assisting project and financial managers in reviewing monthly trade partner cost reports and labor reports and identify variances from the original estimate.
    18. Assist in the development and implementation of estimating and cost modeling with designers, architects and engineers using a model-based process for projects that are designed from a model.
    19. Develop and maintain professional relationships and the highest ethical standards with clients, and other customers.
    20. Communicate with customers openly and honestly, while maintaining company’s confidential and proprietary information.
    21. Seeks input and feedback from both external and internal customers.
    22. Coach and mentor direct reports and preconstruction staff.
    23. Perform additional assignments per the Director of Preconstruction & Estimating’s direction.

    Required Skills Required Experience

    Educational and experience requirements include: Four-year degree or equivalent combinations of technical training and/or related experience; eight to ten years of construction experience with minimum five to eight years estimating; thorough knowledge of estimating processes, material and building system costs, labor productivity evaluation techniques, and conceptual project construction requirements. Excellent listening skills. A strong work ethic and “can-do” attitude. Candidate should have experience in Guarantee Maximum Price (GMP) as well as Lump Sum (Hard) Bid type of projects. Understanding and proficiency of construction coding in CSI, Master Format and Uniformat. Prior experience in construction sectors such as healthcare, life sciences, tenant improvements, and higher education is preferred. A strong understanding of excel spreadsheets, database-based software (Timberline, WinEst), take-off software (On-Screen take-off) scheduling software (Microsoft Schedule, Primavera) is desired.

The employee regularly is required to walk and reach with hands. The employee is occasionally required to stand; climb or balance; and stoop, kneel, crouch, or crawl. Employee frequently uses computer keyboard, regularly travels (as vehicle driver and as passenger on various modes of transportation), and occasionally performs work on-site at construction work sites. The employee must regularly lift and/or move up to 10 pounds and occasionally lift and/or move up to 25 pounds. Specific vision abilities required by this job include close vision, peripheral vision, depth perception, and the ability to adjust focus. Employee views computer monitor frequently.
