Maintenance Technician - Commercial and Industrial Properties Based in Pittsburgh, PA, US, this role focuses on ensuring that maintenance and repairs of interior and exterior aspects of the company's premises are conducted in an efficient manner. This includes activities such as upkeep of HVAC, plumbing, electrical systems, and general building maintenance. Responsibilities: • Performs daily maintenance and repairs to HVAC, plumbing, electrical, and other building systems • Handles temperature and airflow adjustment tasks on building automation systems per tenant requests • Conducts scheduled preventive maintenance, such as on rooftop units, unit heaters, radiant heating panels, hot water pumps, and boilers • Addresses tenant inquiries and resolves their issues concerning mechanical or maintenance issues in their premises, communicating with department management regarding work that necessitates external help • Replaces light fixtures, bulbs, ballasts, and ceiling tiles as needed • Performs plumbing repairs and maintenance as assigned • Repairs/replaces door hardware, automated entrance, and locking systems within tenant spaces • Undertakes tenant requests to investigate and resolve any disputes or questions • Participates in regular tests of fire protection, sprinkler, and alarm systems, and additional life safety systems throughout the structure • Executes other assigned duties Qualifications: • Possess a valid Pennsylvania driver's license • Have a high school diploma or GED and preferably have completed additional technical school or certificate training courses • Demonstrate five or more years' worth of experience in building maintenance, with a working knowledge of HVAC, electrical systems, and plumbing • Apply troubleshooting and analytical skills to complete tasks • Possess the ability to understand and follow basic verbal and written instructions, rules, and policies • Show aptitude in basic arithmetic (addition, subtraction, multiplication, division) and numerical concepts (whole numbers, percentages) and the capacity to estimate arithmetic results without a calculator • Possess acute vision near and far, with peripheral vision and depth perception • Have basic computer skills Compensation: $26 - $28 hourly
