Owners Representative
OWNERS REPRESENTATIVE
Summary & Reports to: This position covers the following markets: St. Louis, Chicago and Detroit. Reporting to the Director of Construction, this person will ensure that the company’s general contractors are meeting contract documents and construction drawings specifications. This person will oversee the construction projects from the period when the General Contractor begins work until the end of the 1-year warranty period. To be successful in the position, this person enjoys working independently, ensuring jobsite compliance and quality control of new Edge Fitness locations throughout the mid-west and east coast.
Duties & Responsibilities/Essential functions:
Ensures compliance with design plans, specifications and permit requirements
Reviews plans to ensure they meet Edge Fitness standards, departmental needs and landlord/property requirements
Monitors construction sites continually to ensure overall compliance
Physically conducts property inspections, and ensures quality control for conformance with construction documents and Edge Fitness programming needs
Coordinate and monitors construction schedules
Coordinates landlord work letter items when performed by Edge Fitness’ General Contractor
Keeps daily and inspection notes, including photographs and video taken during inspections, provides written feedback/reports with potential improvements related to the findings to Edge Fitness Project Team
Ensures that all required insurance certificates, contracts and other documents are in place & accurate prior to commencing any work, including documents required by landlords
Monitors projects requests for information, addendums and change documents
Reviews and confirms accuracy of contractor requisitions and progress reports
Tracks and approves lien waivers and other documents required for requisition review/approval
Holds bi-weekly construction progress meetings while managing minutes and associated documents
Coordinates and attends the design team site visits
Assists the team with acquiring the Final Inspections and Certificate of Occupancy
Manage the “turnover” process and the punch list until completion
Performs a final inspection to ensure all items are completed as per contract
Assists the Regional Facility team with the building’s construction warranty items through the first year and performs the end of year inspection of items
Coordinates with the GC in maintaining contact with the Edge vendors (data, security, signage installers, etc.)
Establishes effective business partnerships with the General Contractor team
Ensures consistent adherence to all policies and procedures and fosters a culture that encourages proactivity and accountability
Key Qualifications:
Knowledge of building-related codes, ordinances and construction practices
Principles and techniques of building inspections and plans examining work
Knowledge of accepted safety standards and methods for building construction for commercial and retail buildings
Possess the ability to interpret and coordinate complex building plans
Excellent verbal and written communication skills
Excellent computer skills, including MS Office, Construction Management and Scheduling Programs
Ability to work independently

Demonstrated understanding of safe work practices and Occupational Health & Safety requirements and legislation. OSHA 10 and OSHA 30 certification a plus
CPR & First Aid are required prior to start date and must be maintained through employment
Must possess a valid driver’s license and have a clean driving record
Education & Experience: (required & preferred)
Three years inspection experience
Three years superintendent experience
Related industry experience preferred (i.e. retail, hospitality, leisure, fitness, etc.)

Work Environment:
This position will require that you are in the field at the construction sites daily; travel from site to site being exposed to noise, dust and electric energy. There will be some office work (meetings, reviewing drawings, compiling notes).
Travel:
This position requires frequent travel (Near 100%) to job sites mostly in the mid-west (Michigan, Illinois and Missouri), as well as the east coast (Rhode Island, Pennsylvania, Delaware, New Jersey and Connecticut). This position will also require frequent plane and rental car travel.
Position type and expected hours of work:
This is a full time, exempt position with general hours of work Monday – Friday, 7am – 3:30 (40 hours), however, this position frequently requires long hours and some night/overnight or weekend work.
