    PROJECT MANAGER / SENIOR ESTIMATOR

    A design-build firm in West LA specializing in high-end modern residential & architectural buildings has an immediate opening for a highly motivated Project Manager / Senior Estimator.

    ESSENTIAL RESPONSIBILITIES:

    • Perform take-offs, estimating, bid comparison and breakdown for projects.

    • Create, use, and manage all construction tools including logs and reports of all contracts, purchase orders, work orders, change orders, shop drawings, RFI’s, and construction drawings.

    • Work with the project team to establish procedures for information flow, approvals, meetings, reporting, applications for payment, etc., among the design professionals, consultants, owner, and internal office.

    • Work with the Project Superintendent to establish procedures with the subcontractors and suppliers for information flow, approvals, meetings, reporting, applications for payment, etc.

    • Perform and ensure timely buyouts and overall compliance with schedule requirements.

    • Administration of subcontract agreement and change orders.

    • Create scope of work for all trades.

    • Prepare and disseminate all required documentation records.

    • Prepare various studies, recommendations or materials and methods, and cost estimates during project development.

    • Examine all documents for constructability, seek out suspected design deficiencies, impractical details and code violations. Bring all concerns to the attention of the project team for resolution.

    • Prepare project close-out, including processing of all guarantees, acceptance of work, final payment and record retention.

    • Review and maintain the master progress schedule by incorporating dates and times for owner decisions, availability of design information, procurement of materials and subcontracts, and lead time for fabrication and field installation.

    • Establish and maintain effective relationships with the Client and project team and their various subcontracted services.

    • Keep management informed as to the progress of the project and current status of Client, Consultant, and Subcontractor.

    • Manage all forms of project related communication and ensure record copies are maintained and filed accordingly.

    • Perform additional assignments as required by the operating needs of the main office or as directed by the Senior Project Manager

    EDUCATION/ EXPERIENCE:

    • A four-year degree in Engineering, Architecture, or Construction.

    • Minimum of ten years Design and Building Construction experience.

    Preferable Skills:

    • Experience in pre-construction and construction services for a variety of building constructions types, especially in high-end residential construction.

    • Knowledge of construction cost, scheduling, estimating and engineering principles and techniques.

    • Knowledge of various design & construction means, methods and materials, their characteristics, installation procedures, and tolerances.

    • Expert with Microsoft Office Software (i.e. Word, Excel, Project)

    • Knowledge of Timberline (Project Management) Software is a plus.

    • Knowledge of Planswift (Estimating/ Take-off) Software

    • Knowledge of Newforma (Communication/ Project Organization) Software is a plus.
