    THE LIFE PROPERTIES IS GROWING! We are adding a Construction Superintendent (CS) to the team.  The Construction Superintendent will report directly to the REGIONAL CONSTRUCTION MANAGER and will be responsible for assisting with the due-diligence process for prospective acquisitions. This role will be responsible for performing due diligence property inspections of unit interiors and exterior building structures. The Construction Superintendent will prepare the asset for construction/renovation operations during the acquisition period by creating scopes of work for defined projects and managing the RFP process resulting in competitive bids.

    The ideal candidate will have construction / maintenance experience in all facets of multi-family construction to include MEP, structural, property amenity, and interior renovations.  This person should be capable of operating with a level of autonomy while at the same time effectively collaborating with ALL members of the property management and construction team.

    The role will be based in either HOUSTON OR ATLANTA with FREQUENT TRAVEL REQUIRED.

The Life Properties then takes over the acquisition and focuses on site management at each location.

    WHAT YOUR DAY TO DAY WILL LOOK LIKE:

    The CS will assist with the due-diligence process for prospective acquisitions. This role will utilize the information collected during the due-diligence process to prepare the asset for construction and renovations. The CS will also generate takeoffs and scopes of work for the identified construction and renovation projects to expedite the execution of projects upon handoff to the Regional Construction and Maintenance Manager (RMMC).

    DUE-DILIGENCE (DD)

    •  Inspect the interior of all structures to capture data to be used to develop the scopes of work for deferred maintenance repairs and property renovations.
    • Engage general contractor and/or sub-contractors to assist with the diligence process by providing estimates for projects to ensure budget accuracy.
    • Other duties as assigned.

    PRE-CONSTRUCTION / INTERIOR RENOVATIONS 

    • Assist the Regional Construction Manager in creating scopes of work for projects identified during the due diligence process to include interior renovations and exterior projects to include roof replacement, exterior paint and repair, foundations, landscape improvements, etc.
    • Manage the RFP process resulting in the collection of three competitive estimates for projects identified during the due diligence process.
    • Work with the firm’s construction team to hand off projects to the Regional Construction and Maintenance Manager (RMMC) upon acquisition of the property to ensure an efficient and timely transition for project start up.
    • Other duties as assigned.

    WHAT YOU WILL NEED TO SUCCEED:

    • Minimum of 5 years of construction experience and/or multi-family maintenance supervision.
    • Ability to execute work effectively at several multi-family sites concurrently.
    • Highly motivated, strong leadership skills
    • Ability to work autonomously, be proactive, and multi-task.
    • Strong work ethic, integrity, and ability to thrive in a dynamic entrepreneurial environment.
    • Comfortable in a collaborative team-based setting.

    • Working knowledge with technology (Smartsheets, Excel, etc.)
    • Ability to travel up to 75%

    ENVIRONMENTAL REQUIREMENTS:

    • While performing the duties of this job, the employee is required to sit, stand, bend, walk use hands and fingers to control objects, reach with hands and arms, climb stairs and ladders, balance, stoop, kneel, crouch, crawl, talk, and hear. The associate must be able to lift 25 pounds individually and up to 50 pounds with assistance devices (dollies, hand trucks, additional persons).
    • Must be able to see and read to complete forms, read reports, and visually determine the correct working order of physical aspect of units and other property facilities. Frequently needs to see small details.
    • While performing the duties of this job the associate primarily works in an outdoor environment exposed to adverse weather conditions as well as dirt and/or dust.
