    Maintenance Technician Role at The Premier Group The company is based in Middletown in Louisville, KY, and manages an array of rental properties including single-family homes, duplexes, 4-plexes, and smaller apartments. We are seeking a Maintenance Technician to take on the responsibility of performing repairs, conducting preventative maintenance, and readying the properties for occupancy. In addition, they will be required to identify any jobs that need to be outsourced to vendors, and also have the task of recording and communicating service calls, works performed, and any tenant updates. Position Summary • The Maintenance Technician will serve as a full-time, non-exempt, hourly employee and report directly to the Property Manager. • Standard hours are 9 a.m. to 5 p.m., Monday to Friday, with the potential for emergency service calls outside of those hours. • Compensation is set at $23 - $25 per hour, depending on the previous experience and knowledge of the individual. • Overtime is an option, and not mandatory. • Benefits include paid time off and group health insurance. • The company will provide a vehicle and any tools necessary for the job. Responsibilities: • Diagnose and repair plumbing fixtures such as faucets, PEX/copper/cpvc, hot water tanks, toilets, garbage disposals, dishwashers, water-dispensing refrigerators, and washing machines. • Fix, replace, or install electrical components like switches, fuses, wall sockets, lights, ceiling fans, climate control systems, and garage door openers. • Plug up minor drywall holes due to nails, minor dings, and door handles caused by regular wear and tear. • Do minor touch-ups following damage fixes from plumbing, etc. • Check that residents are compliant with the lease agreement during maintenance activities. • Troubleshoot, repair, replace, or mount major household appliances like refrigerators, dishwashers, range ovens, washers and dryers, hot water tanks, and air conditioners. • Perform minor landscaping and yard maintenance jobs. • Communicate in a professional, prompt, and courteous manner with tenants while scheduling and providing maintenance services and with vendors that offer additional facility services. • Maintain an efficient scheduling and tracking system on a computer for the completion of maintenance requests promptly and in order. • Carry out any supplementary tasks assigned. Qualifications: • Must possess a High School Diploma or GED • Must have a valid driver's license • Must successfully complete a background check and drug test • Must be able to lift at least 75 pounds • Must be able to walk up and down stairs • Should have the ability to move within tight spaces, such as crawlspaces • Should possess basic computer skills as well as the ability to learn the company's property management programs • Previous experience or related skills are preferred Compensation: $23 - $25 hourly DOE
