    Assistant Project Manager (Construction)

    JOB SUMMARY: The Assistant Project Manager is primarily responsible for aiding the project staff, in the preconstruction and construction stages of a project. The Assistant Project Manager is responsible for assisting the Project Manager with the daily management, supervision, coordination, and successful completion of the project(s). They must reach time and cost objectives with respect to contracting, scheduling, estimating, bidding, and contract administrative functions.

    ESSENTIAL JOB FUNCTIONS:

    • Assist Project Manager with in preparation of Purchase Orders, Change Orders, and contracts.

    • Time and accurate interpretation of design documents to facilitate problem solutions.

    • Research and recommend solutions to design document problems, including conflicts, interferences and errors/omissions.

    • Monitor field work contract work to ensure compliance with company standards, procedures and specifications and codes.

    • Responsible for continuous updating and accurate generations of as-built drawings and contract documents.

    • Research and preparation of change requests to resolve design issues for approval.

    • Prepare and implement quality control procedures such as instructions, inspection programs, control measuring and testing equipment.

    • Responsible for clear and tractable document control in accordance with established policies and procedures, including utilizing management systems to create/track RFI’s, transmit/track submittals, compose agreements and maintain project expediting list.

    • Attend and actively participate in project coordination and owner/contractor/architect/engineer meetings as requested or required.

    • Responsible for continuously expanding and updating professional knowledge and honing skills and competencies to enhance individual and team innovation and productivity.

    • Perform additional duties and assignments as assumed or directed by supervision.

    • Be knowledgeable with Permits, Certificate of Occupancy, Punch List generation.

    • Prepare project schedule with assistance from Project Manager and Superintendent and maintain on a weekly basis.

    • Maintain and review status of all project-related correspondence (i.e. field reports and RFI responses).

    • Assist with Pre-Construction of the project, create bid lists, bid manuals, bid packages, contact interested bidders, create and present bid tabulations.

    • Review shop drawings, samples, catalog data in accordance with plans and specifications, scope, installation procedures, site considerations, and in regard to coordination with other trades.

    • Assist with Superintendent with material handling and storage Logistics.

    • Obtain all closeout materials from subcontractors and suppliers including guarantees and warranties, as-builts, final pay applications, lien releases, Operations and Maintenance Manuals, and coordinate Owner Training of Equipment.

    • Possess working knowledge of all project plans, specifications, contract with Owner, subcontracts, purchase orders, daily correspondence, shop drawings, submittals, and all other project related documents, and maintain a complete and accurate set of as-builts.

    • Track Down Contractor's Safety Manual, Proper Certifications (Mobile Equipment, Welders Certs, etc.), SDS Sheets & Upload to Procore.

    • Filling Out Daily Contractor Work Permits when Onsite.

    • Update Drawings & Specifications when New Revisions (Bulletins) are Released and Distribute to Contractors.

    • Make sure Construction Manager / Superintendent has all the updated documents for site operations plan (ie, safety manual, daily logs, visitor log, emergency action plan, first aid, dumpsters, toiletry, trailer, plans, specifications, contracts, scope of work, contact list)  

      JOB REQUIREMENTS:

      Education/Experience: Bachelor's degree or three - five years related experience or an equivalent combination of education, training and/or experience.

      Licenses/Credentials/Certifications: Scheduling Certifications a plus

      Skills/specialized Knowledge/Abilities: Thorough knowledge of construction cost, scheduling, estimating, purchasing and engineering principles and techniques, as well as accounting principles. Proven written and verbal communication abilities; proficiency with computer applications, including Microsoft Office suite. Ability to read, understand and interpret contract documents, drawings, specifications, scopes of work and project schedule. Demonstrated leadership and interpersonal skills.

      TRAVEL: Will be driven by project requirements. Will be at a minimum of 30% up to 100% of the time.
