    BS is being obtained to manage all inbound Buyer Leads for All Sources. These sources include but are not limited to: • Team Website • Zillow - All Leads including those from personal profile, listings etc. • Trulia - All Leads including those from personal profile, listings etc. • Realtor.com • Sign calls • Open houses • Walk - ins • Newsletters • Mailers • Email marketing • Lead follow up • Past clients / Sphere of Influence for all members of the Team BS will be required to learn our Systems for lead conversion and follow up and Mandatory Use is required. Systems include but are not limited to: • Gmail • Contactually • Follow up Boss • Mail Chimp • Realty Commander • Google Apps - Google Calendar, Google Drive etcBS will be required to convert leads to Buyer Appointments for Both themselves and Team Leader. The following will be expectations of BS: BS will be required to learn scripts and dialogues as determined by Team Leader. Also, BS will be required to practice those scripts and dialogues several times per week to advance conversion skills. • Answer all incoming lead calls “flawlessly” and within 10 minutes of receiving lead (when on duty) • Prospect for new appointments a minimum of 1 hour daily on scheduled work days • Lead follow up daily to set new appointments • Setup showing appointments • Search for homes • Call for availability • Show property • Set correct expectation for buyer to write contract (Team Leader will assist) • Communicate weekly with Active Buyers (not under contract yet) • Hold minimum of 2 open houses per month (Follow the Company system) • Follow up with all Open House Leads on Monday after the Open House • Follow up with all Buyers to point of Contract • Assist in moving buyers through buying process (ie: attend home inspections, open property for buyer as needed, attend final walk thru) Additional BS requirements: • BS Sphere of Influence/ Past Client contact information must be provided to Team • Leader within 7 business days of hire • Minimum of 2 Closed Transactions per month • Minimum of 4 personal Transactions brought by BS per year • All listings are property of Team Leader. No compensation will be paid to BS unless Team annual goal is met then Team Bonus may apply • Preview all Teams Listings within 48 hours of list date • Preview competition prior to Open House • Participate in Team Leader Coaching program • Attend ALL company meetings • Continuing Education is required • Presenting themselves in a professional manner in appearance and communication What BS is NOT responsible for: • Lead generation • Office expenses • Business cards • E O • Transaction Coordination • Advertising • Open House signs • Copies • Marketing of any kind Responsibilities: Coordinate with clients and seek properties matching client expectations to increase sales Coordinate efforts to negotiate property sale between buyer and seller to provide desired results Attend networking events and participate in open houses to market yourself and increase your sales Have an always learning mindset to enable growth with a supportive team Provide mortgage options to clients that are within their budgets in order to close more transactions Represent at least 30 to 50 buyers per year to achieve your compensation level goals Coordinate with clients and seek properties matching client expectations to increase sales Prepare representation contracts, purchase agreements, closing statements, deeds and leases for clients in order to facilitate smooth and accurate transactions Attend networking events and participate in open houses to market yourself and increase your sales Qualifications: A valid Real Estate License is required for this job Technologically proficient and able to learn new programs and systems Be resolutely persistent when challenges arise Willing to work evenings and weekends Show good organizational and time management skills Exercise active listening and active questioning skills to build rapport and uncover client needs You know the local real estate market and recent trends in the industry like the back of your hand Be resolutely persistent when challenges arise Willing and able to be on the road for large amounts of time Willing to work evenings and weekends Be customer focused with a positive attitude Compensation: $100,000+
