    We have a PROJECT SUPERINTENDENT opening to serve as a field representative of the company. This role is typically involved in all stages of construction projects, capital improvements, and assists Project Managers in the completion of various capital improvements at operating apartment communities and projects, as assigned.

    JOB RESPONSIBILITIES:

    • Assists in development of scopes of work and contract documents as part of bid, and award to augment drawings and specifications.
    • Assists in the review and redlining of plans and specifications during the schematic design, design development and construction document phases of pre-construction
    • Ensures coordination with development and marketing programming standards.
    • Provides constructability reviews and value engineering suggestions.
    • Assists with budgeting, and project cost controls. 
    • Assists in the review and qualification of competitive contractor bids.
    • Verifies requirements and assists in obtaining building and specialty permits from local jurisdictional agencies.
    • Coordinates utility service provider requirements and installations in accordance with project schedules.
    • Develops project schedules and manages sequencing of trades.
    • Manages the jobsite and efficient scheduling of contractors and subcontractors.  
    • Monitors projects weekly and report to the Project Manager on conformance with the contract schedule.
    • Conducts regular daily jobsite observations to ensure that construction of assigned projects are in conformance with the plans, specifications and other contract documents. 
    • Facilitates the processing of RFI's, submittals and samples among the contractors, the owner and the owner's consultants, ensuring that all responses are completed in accordance with established project parameters. 
    • Manages contractors to ensure that all required mock-ups are properly prepared and presented to the owner for review and approval prior to production installation. Attend weekly owner/architect/contractor (OAC) meetings, as required.
    • Takes weekly progress and technical photographs of all assigned projects and digitally archive in computer network files. 
    • Assists the Project Manager in the review, investigation and validation of Proposed Change Order Requests (PCOR). 
    • Prepares all required punch lists; and follow-through to ensure timely and proper completion by the contractors.
    • Manages all FFE installations to ensure consistency with the project schedule, plans and specifications. Lead and participate in weekly production/operations/contractor meetings to facilitate communications and resolve critical issues.
    • Demonstrates a willingness to perform physical work as required.
    • Works with contractors to ensure that all project closeout documents are submitted in accordance with the contract. Assist the Project Manager in the review, approval and archiving of all closeout documents.
    • Educates and monitors contractor and property management personnel to ensure their understanding and achievement of Thrive's quality standards throughout the construction process.
    • Manages the building turnover process in accordance with the schedules and contract documents, facilitating and enhancing communications among the contractors, the Sales Team/Community Manager and the Community Maintenance Manager. 
    • Assists the operations group with warranty service repairs, when necessary.

    QUALIFICATIONS:

    • Bachelor's Degree preferred, but not required
    • Five plus years related experience and/or training, or equivalent combination of education and experience.
    • Experience in construction management of single-family, multifamily or commercial product types
    • Skilled in reading and interpreting plans and specifications
    • Excellent oral and written communication skills
