Responsibilities: Tenant Relations: • Act as the primary point of contact for tenants, addressing inquiries, concerns, and requests promptly and professionally. • Facilitate lease signings, renewals, and terminations, ensuring compliance with legal requirements and company policies. • Handle tenant disputes and conflict resolution in a fair and timely manner. Property Maintenance: • Coordinate and oversee property maintenance and repairs remotely, ensuring timely resolution of issues to maintain the safety and comfort of tenants. • Conduct regular property inspections to identify maintenance needs and ensure adherence to quality standards. • Collaborate with vendors and contractors to obtain competitive bids and negotiate contracts for maintenance services. Financial Management: • Monitor rent collection and delinquencies, implementing strategies to minimize arrears and maximize revenue. • Prepare and manage property budgets, including forecasting expenses and identifying opportunities for cost savings. • Review and approve invoices, ensuring accuracy and adherence to budgetary guidelines. Leasing and Marketing: • Develop and implement marketing strategies to attract prospective tenants and minimize vacancies. • Conduct market research and analysis to set competitive rental rates and optimize property performance. • Coordinate property showings and tours virtually, showcasing property features and amenities to prospective tenants. Legal Compliance: • Stay abreast of local, state, and federal regulations governing property management and ensure compliance with all applicable laws and ordinances. • Maintain accurate and up-to-date records and documentation related to leases, inspections, and tenant communications. Qualifications: • Possess ability to connect with a variety of personalities on the phone and in person • Excellent computer skills, including Microsoft Office • Able and willing to work both evenings and weekends • Exquisite presentation and negotiation skills • B.A. preferred, High School Diploma required Compensation: $15,000 - $22,000 yearly
