    We are seeking a Title Assistant to support high‐volume title production for a busy title company. The ideal candidate has hands‐on experience working with APNs (Assessor’s Parcel Numbers) , performing Date‐Down Searches (DTD) , and using TitlePoint to research, validate, and update title information. This role requires strong attention to detail, accuracy under deadlines, and familiarity with county recording and assessor systems. This is a temp to hire and looking for someone who wants to stay and grow with a company.

    Key Responsibilities

    • Conduct property title searches using APN, owner name, and legal description
    • Utilize TitlePoint FAST (First American program) to research:
      • Ownership and vesting
      • Open liens and encumbrances
      • Tax status and recorded documents
    • Perform Date Down (DTD) searches to identify any recordings since the last effective date, including:
      • Deeds, Liens and releases, Judgments, Bankruptcies
      • Review and reconcile APN discrepancies across assessor, recorder, and title systems
    • Verify legal descriptions and ensure correct parcel identification
    • Assist with clearing title issues and updating exceptions as needed
    • Maintain compliance with underwriting and company standards
    • Meet production deadlines while maintaining a high level of accuracy
    • Collaborate with escrow, closing, and post‐close teams as needed

    Required Qualifications

    • 2+ years of title industry experience (title search, title examination, or equivalent)
    • Demonstrated experience working with APNs
    • Proven experience performing Date Down (DTD) searches
    • Hands‐on experience using TitlePoint
    • Strong knowledge of:
      • County recorder and assessor records
      • Deeds, liens, judgments, and encumbrances
    • High attention to detail and strong organizational skills
    • Ability to manage multiple files in a deadline‐driven environment
